It was the first home I owned and over the past twenty two years it has become a real haven, sitting in this historic conservation area. Tucked away at the back of the building, it feels private and peaceful and far more like a house than a flat. The sense of space and natural light immediately stood out and it has been a joy to make it our own.
I have grown with the flat over that time. We got married and had our reception party here and gradually shaped the space into our home. It has seen many stages of life, from our cats to our beautiful collies who love the nearby parks as much as we do.
The generous living space has always been the heart of the home for us. It is a welcoming place where we relax, spend time together and enjoy everyday life.
The kitchen and dining space sits next to it and works beautifully for cooking and sharing meals. It has been a lovely place for long dinners and time with friends and family. A separate utility room has also been very handy and keeps the main living areas open and uncluttered providing ample storage space.
We genuinely loved working on the home together. Each room has been thoughtfully refreshed with Farrow and Ball paint throughout. The utility room and second bedroom were painted last year, the kitchen two years ago and the main bedroom along with new carpet three years ago. The bedrooms, bathroom and kitchen/dining space also have soundproofed ceilings, which makes the home calm and quiet.
Outside is where this home truly shines. The private garden stretches to around seventy five feet and has become a place we treasure and love to host in. It is also easy to maintain, which means more time to relax and enjoy it. We spent a lot of time shaping it into a peaceful retreat and it is especially lovely in the evenings when the sun sets. It feels like a small sanctuary away from the pace of the city.
There is also an insulated garden office with electrics, which is ideal for working from home. It has also been used as both a workshop and a gym. A separate store provides space for bikes and garden tools.
One of the things we have loved most is the access to nature and the local community. We use the nearby parks almost daily, especially Ravensbury Park, Morden Hall Park and Cannons Grounds. Cannons House and its grounds include a leisure centre with pool and hosts outdoor summer events. It is also great fun watching Wimbledon on the big screen there each year.
The new Mitcham Bandstand also hosts summer community events. We enjoy visiting Abbey Mills, especially the monthly food market. Merton is known as London’s greenest borough and the Wandle Trail, 5 mins walk away offers beautiful walks and cycle routes, from its source right through to the Thames.
There are also independent coffee shops nearby, such as Forty and Pawelek. Mitcham town centre now hosts a monthly market and regular community events, which have added a real sense of life and connection to the town.
The flat also benefits from its own private front door and parking for two cars, which is rare in this area. It sits within the Mitcham Park conservation area and is just a two minute walk from the Tramlink, with quick connections to Wimbledon, Mitcham Junction and East Croydon. From Wimbledon, trains reach Waterloo in around twenty minutes. Thameslink services also provide easy access to Blackfriars, Farringdon, King’s Cross and London Bridge. Away from work, we have enjoyed regular trips to Brighton, taking us under an hour by train and for further afield Gatwick is under 40 mins.
The practical day to day stuff has been carefully maintained. The gas boiler was replaced two years ago and both the gas safety and electrical certificates are up to date. The property has a share of freehold and the lease was renewed in 2025 to nine hundred and ninety nine years.
This has never felt like just a flat to us. It has been a home filled with light, laughter and love and a place we have truly loved living in. While we are sad to leave, we are just as excited to hand the keys over to someone who will enjoy it as much as we have.
