Nestled within a short stroll of the serene expanse of Wanstead Flats and the vibrant village scene in Leytonstone’s centre, with its eclectic shops, eateries and cafés, this wonderful two-bedroom Victorian conversion flat is ideally located.

Inside, cream carpet (fitted in December 2024) and upgraded sockets in the living room and second bedroom (February 2026) complement the high ceilings and Edwardian pine doors. The home’s innate character is evident upon arrival. A traditional London stock brick façade features a colonnaded bay with ornate mouldings and foliage capitals, alongside sash windows and a recessed entrance.

STEP INSIDE – CHARACTER WITH A MODERN FLAIR

Beyond a front patio screened by a low brick wall and planting, steps lead up to a smart panelled front door with fanlight and transom. A period mascaron in the keystone above the front door depicts a bearded man and dragon. A shared hallway leads to your front door. Inside, a dado rail separates the Lick ‘Green 02’ sage paintwork from the upper walls as the stairs rise to a split-level landing brightened by a high window.

On the lower landing, you’ll find a large shelved cupboard providing storage for pots and pans, alongside a handy two-piece WC, painted white, with a slim window above the mid-level toilet.

The cream carpet transitions to practical laminate flooring in the kitchen beyond. Fitted by Howdens in 2022, it feels lovely and bright thanks to Scandi-style linear spotlights and a broad casement window with a fitted blind above the matt-black sink.

Wooden worktops coordinate with the shelves and offset the dark cabinetry and the high-gloss grey metro-tiled splashback, while two Edwardian pine doors reveal plenty of storage space, with extra room above. There’s space for a cooker with an extractor above, as well as space for a freestanding fridge-freezer, a dishwasher and a washing machine.

Passing an area for a breakfast table, you’ll arrive in the bathroom. Here, 200x200mm ‘Cube Denim’ porcelain floor tiles from House Beautiful pair with blue walls and a white tiled splashback for a fresh, summer feel. A yellow roller blind adds a sunny coordinating touch to the large window above a pedestal basin with traditional chrome tapware and cupboard space beneath. A panelled bath with a hand shower completes the suite.

On the upper landing, a loft hatch opens to a useful attic storage space. The cream carpet flows into the living room and both bedrooms. Begin the primary bedroom on your left, which enjoys a seasonal view of the gardens and trees through a lovely sash window. Fitted in 2024, the floor-to-ceiling fitted wardrobe has been painted in Farrow & Ball’s ‘Oval Room Blue’ to striking effect, while the period cast-iron fireplace with matching mantelpiece creates a charming focal point. White walls and a central pendant complete the calm feel.

Across the landing, beyond an alcove for a desk or reading nook, a period pine pocket door reveals the second bedroom. Decorated to match, it features fitted Hilary's wooden shutters to the front window and a low-hanging pendant that draws the eye to a high ceiling framed by a picture rail. Wooden shelving also makes this a practical space for an office or nursery.

The rest of the flat is filled by a spacious living room, where sunlight streams in through the louvred wooden shutters dressing the double sash windows. Bespoke fitted alcove shelving made from recycled scaffold boards and finished in oak wood stain and oil flanks the fireplace, also stained to match. In 2022, the chimney was relined (and a stainless steel gather hood added) to allow the gas fire to be safely lit. Tall coved walls in white, high picture rails, and a column radiator bring more character to the space.

A NOTE FROM THE OWNERS

‘I've absolutely loved living in Bushwood for the last 14 years. It's a very special place that has a real community feel (make sure you sign up for the BARA newsletter). It has Epping Forest and wide-open spaces right on your doorstep, with plenty of cosy pubs, restaurants and supermarkets all a stone’s throw away. My favourite place is the living room, where I can curl up with a book by the fire or listen to music on the record player while looking out on the tree-lined street below.’

GETTING AROUND

Leytonstone Tube (Central Line) is an 8-minute walk, and Overground services are reachable in 15 minutes at Leytonstone High Road.

IN THE NEIGHBOURHOOD

Bushwood has a wonderful mix of long-term residents and newer arrivals, who are quickly welcomed into its vibrant community. Just a five-minute walk from High Road, with its cluster of local favourite hangouts, you’ll never be short of places to wine and dine. Some top spots include The Old Crown and The Red Lion pubs, Wild Goose Bakery (try the carrot cake), as well as Bushwood's excellent local tavern, The North Star. M&S is just a five-minute walk away.

Don’t forget to try Panda Dim Sum and Mammoth Tap – a great wine bar hosting a Mexican fried chicken pop-up every Friday night. Other highlights include Bocca Bocca for authentic Neapolitan pizza, Red Camel and Marrakech Delight for their respective Afghan and Moroccan cuisine, Back to Ours for coffee, and Homies on Donkeys for tacos.

The property is also close to Wanstead's bars and restaurants (stop by Provender) and Forest Gate (check out Ramble and The Wanstead Tap). Only moments from home, you can explore Wanstead Flats, with Henry Reynolds Gardens a short walk away. The Olympic Park and Hackney Wick also offer many family-friendly activities and retail shopping opportunities.

The current owners also recommend Hollow Ponds for boating and ice cream, The Hitchcock Hotel for cocktails, Good Shepherd Studios for films, cultural events and both adult and baby classes, and Shake The High Road – a fun music festival in Leytonstone that gets bigger year after year.

SCHOOLS

Nearby schools include the Ofsted-rated ‘Good’ George Tomlinson Primary School, Our Lady of Lourdes, and the ‘Outstanding’ Davies Lane Primary School, eight minutes on foot.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
