Video tours

This detached bungalow, was constructed during the 1970’s and forms part of a cul-de-sac of similar aged single storey homes and enjoys a fine, far reaching countryside view.

Our vendors have made it their home since 2021. They have updated and made many improvements over their ownership including having the roof replaced. The property is heated by mains gas central heating and the windows and doors are double glazed. A positive air pressure system has been installed and a modern kitchen fitted.

Inside, the front door opens into a lobby where access is allowed to both the utility room/WC and the lounge/dining room. The lounge/dining room has plenty of space for both dining and more comfortable furniture and enjoys some extra heat from the feature fireplace. There are far reaching countryside views through the large picture window. The kitchen can also be accessed from the drive and offers a full range of cupboards positioned both above and below a dark roll top working surface. There is a built in fridge/freezer, freestanding dishwasher, electric cooker with a gas hob and extractor and included within the sale. The two bedrooms are both served by the tiled bathroom with a shower in place over the white panel bath. There is a matching WC and a hand basin.

Outside, there is parking for two cars in tandem on the concrete driveway which leads to the useful single garage. An electric car charging point is connected. The private rear garden is easy to maintain as it is mostly paved. The vendors are going to leave a luxurious heated hot tub and a selection of shrubs and plants.

This home will suit buyers looking for an easy to live in and maintain property.

The village of North Petherwin is situated approximately seven miles north of Launceston and has a range of village amenities including a Primary School, Parish Church, Village Hall, Football Club and nearby popular Stumble Inn.

The ancient former market town of Launceston offers a wider range of town amenities including shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.

North Petherwin is approximately a 25 minute drive to the stunning North Cornish coastline with great beaches and cliff top walks.
From Launceston Town Centre proceed down the A388 (St. Thomas Road). Upon reaching the roundabout at Newport continue straight ahead up St. Stephens Hill, heading through St. Stephens along the B3254 towards Bude. Continue through Yeolmbridge and Lady Cross and upon reaching Langdon Cross take the left hand turning signposted towards North Petherwin. Continue following the signs into the village of North Petherwin and at the crossroads turn left. Proceed along this road where the entrance to Mayna Parc will be identified on the left hand side. As you enter Mayna Parc bear right where 29 Mayna Parc will be found a short distance along on the right hand side marked with a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
