Terms and Conditions of application;

All applicants are required to pass professional referencing which includes “Right to Rent" checks, identity checks, affordability checks, work referencing and previous landlord references where applicable.

In order to be able to proceed with referencing you will need to prove monthly income in excess of 2.5x the monthly rent rate to prove you can afford the rent. If you cannot achieve this minimum then you may be able to apply with a UK based guarantor and the guarantor will also then need to pass the same professional referencing checks. A suitable guarantor will have to prove monthly income in excess of 3x the monthly rent rate.

Upon application an example tenancy agreement is emailed out for a “contract review" period of 48 hours during which time the property will be held for the applicant.

Having reviewed the tenancy agreement, if the applicant wishes to proceed, a “Holding Deposit" to a value representing 1-weeks rent will be required. Once the “Holding Deposit" has been paid, professional referencing will be initiated and the applicant will be required to provide all required information to the referencing agency within 3-days in order to proceed.

Subject to successful referencing the “Holding Deposit" then forms part of the required “Tenancy Deposit" to a total value representing 1-months rent.
