WARLEY HQ, A BRIEF HISTORY
The site originally housed Warley Barracks, built in 1804-1805 and was used by the Essex Regiment until its closure in 1958. Many military buildings were demolished after the barracks closed, only a few (like the Essex Regiment Chapel and former officers’ mess) remain today.
Circa 1964–1965, Ford Motor Company purchased approximately 21 acres of the former barracks site to build its UK and European headquarters. Designed by architect TP Bennett in a modernist style, deliberately styled after Ford’s global headquarters in Detroit, USA, the building became an iconic local landmark. For over 50 years, the site served as the centre of Ford’s UK operations, housing central offices for sales, marketing and support staff. The site was also well known locally for events such as Ford’s Annual Vehicle Enthusiasts’ Day, a celebration of classic and modern Ford cars.
Fast forward to 2018 when Ford announced plans to close the site and relocate to nearby Dunton, staff began relocating in 2019, and the Warley offices were vacated later that year.
After Ford’s departure, the Warley site was sold in early 2020, the original Ford building has now been converted into hundreds of homes, with efforts to preserve architectural features while adding modern amenities like gyms, cafés, workspaces, and EV charging. The site has since been renamed simply as “Warley HQ”

THE PROPERTY
Offered to the market in excellent internal condition is this one double bedroom 3rd floor purpose built apartment. Finished in neutral tones throughout, the property offers a clean, contemporary feel. At the heart of the home is the open plan lounge, dining area and kitchen. The kitchen boasts white high gloss fronted cupboards and benefits from integrated appliances to include a fridge/freezer and dishwasher. The lounge/dining area is bathed in natural light from the large picture window and Amtico flooring flows seamlessly through the space. You will also find a useful study/workspace area. A large double bedroom with built in wardrobes and four piece bathroom suite and a separate guest cloakroom along with a utility cupboard complete the home.

RESIDENT AMENITIES
Warley HQ is more than just a home, it offers a unique blend of social and work spaces. Upon entering the property you are greeted by a grand entrance foyer, with double height ceiling. Here you will find an on site concierge. For the car enthusiast, a classic Ford mustang sits proud, and throughout the building, you will find original Ford murals and photos, chronicling the history of the site. Social amenities include The Brunch HQ cafeteria, which of an evening transforms into a Ped's Pizzeria. Food can be pre ordered via the onsite app. The Metabolic gym and yoga studio can be found on the lower floors along with the residents cinema/games room. For professionals working from home, you will find designated work space and private rooms. Externally the communal grounds are vast and boast barbeque and picnic areas along with table tennis tables.

THE LOCAL AREA
Warley HQ is located within close proximity to Thorndon Country Park, Brentwood Park Ski & Snowboard Centre, golf range and Karting Centre. An array of local restaurants can be found to include Felix, The Fat Turk and The Warley Chippy (which comes highly recommended by the seller). A local convenience store, dry cleaners, barbers and beauty salon are all within a short walk.
