“We were looking for a village home with good commuter links to Nottingham and Grantham and found that Leadenham was an ideal location. We understand the cottage was once the village post office, and it was important to us to retain its period details and original charm. We could see the potential in the property straight away and have since carefully renovated it to preserve its heritage while making it comfortable for modern family living.

During our time here we have carried out several practical improvements to the ground floor, including installing a damp-proof course and recently replastering and redecorating, along with new flooring in the kitchen, hallway and entrance area. The kitchen was designed and fitted just over eighteen months ago by a well-known local company and has created a superb light and practical room. We currently use the adjoining hallway as a breakfast area, although this together with the utility room could easily be reconfigured by future owners if desired.

The reception rooms are well balanced; the lounge is a cosy space, particularly when the wood-burning stove is lit, while the dining room connects to the kitchen and provides a bright reception area. The house also offers plenty of storage and a flexible layout – the study, for xample, could equally be used as a playroom or a ground floor bedroom.

The conservatory is a great room that provides direct access to the courtyard and enclosed seating area. This outdoor space feels very private and is ideal for entertaining or families with young children or pets.

One of the features we have enjoyed most is the larger garden area located across the quiet footpath to the front of the cottage. The previous owners, who lived here for over thirty years, acquired this additional space from the Leadenham estate and we have enjoyed creating a beautifully landscaped cottage garden. It is filled with mature shrubs and borders, and the stunning wisteria-covered arbour flowers twice a year. The garden backs onto village common land where sheep and horses sometimes graze, and there is often a great deal of local wildlife, including buzzards and deer.

Leadenham is a friendly village with a strong sense of community. Its location between Grantham, Newark and Lincoln means there is easy access to rail links, schools, shops and restaurants, which has made it a very convenient and happy place to live.”

Location

Leadenham is a very attractive, sought-after conservation village located along the southern edge of the beautiful and picturesque Lincolnshire Cliff, lying on the A607 just north of the A17. The village lies approximately 11 miles north of the market town of Grantham, 14 miles south of the city of Lincoln and about 9 miles equidistant between Sleaford to the southeast and Newark-on-Trent in Nottinghamshire to the northwest. Commuters are well served by Grantham’s high speed rail network to London King’s Cross (around one hour journey time), and the A1 can be picked up here for the South and at Newark for the North.

Despite a plethora of listed buildings in the village, Virginia Cottage is, perhaps thankfully, not amongst them. Leadenham is an attractive settlement with fine stone properties that were built around the stunning Grade II* Georgian mansion, Leadenham House. The country house was built in 1790 for William Reeve surrounded by 3,000 acres of farmland and is now available as a wedding and events venue.

Leadenham has a 13th century church is dedicated to St. Swithun, an active village hall, country store and farm shop, petrol station and a tennis club, a hockey club, as well as being home to Leadenham Polo Club.

Slightly further afield, just north of Grantham in Belton, The National Trust’s Belton House has gardens, parkland and an adventure playground whilst Belton Woods 4- star Hotel and Spa has two golf courses.

Leadenham offers convenient access to a range of well-regarded schooling options.

Leadenham C of E Primary Academy is within walking distance and the well regarded state secondary school, Sir William Robertson Academy is a few minutes up the road towards Welbourn, rated Good by Ofsted. Other options are in Sleaford, Grantham and Newark.

There are excellent grammar schools in the area with Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, 11 miles south in Grantham. Sleaford, 9 miles southeast, has Carre’s Grammar School, Kesteven & Sleaford High School (for Girls), and St. George’s Academy, all rated Good by Ofsted.

Very good independent schools, such as the Lincoln Minster Schools (prep and senior), are in Lincoln, with others in Grantham and Newark.
