Features and description

Carefully selected paint colours and brilliant bespoke joinery, along with the expert eye of Green Tea architects, have thoroughly transformed this four-bedroom Edwardian house in Crofton Park. An expansive rear extension clad with Canadian cedar shingle opens to a long rear garden, where magnolia and David Austen roses grow. Both Blythe Hill Fields and Ladywell Fields are minutes away on foot, and nearby stations include Catford Bridge, Crofton Park and Honor Oak, which run a mixture of Overground and National Rail services.

The Tour

Positioned mid-terrace, the sage-green frontage of this house hints at the colour applied within. Entry is to a hallway with hooks for coats and space for shoes. Throughout this level, underfloor heating warms from below. The house has been finished with an exceptional attention to detail, with fittings and finishes from the likes of Neptune, Corston and Fired Earth.

On the left is a sitting room, with a tripartite bay window and a log-burning stove. Herringbone stone-look tiles continue through Crittall-style glazing into the rear extension, which is dynamically set a few steps down from the living room, passing a neat WC and a delightful children's play area.

The beautiful Herringbone House kitchen is made up of white cabinets, quartz worktops and a large central island, complete with a deep butler’s sink. Appliances are integrated and include a dishwasher, Quooker tap, fridge/freezer and a range-style cooker. There is ample storage in high- and low-level cabinetry, designed in solid oak and arranged on both sides of the room. Skylights run the length of the room, adding to the brightness drawn in through large Crittall-style doors to the garden at the far end.

There are two bedrooms on the first floor, both picked out in soothing hues from Farrow and Ball and with well-conceived bespoke joinery. In one, there are built-in bunk beds with a fireplace alcove and original blue tiles. The principal has deep walls painted in 'Down Pipe' by Farrow and Ball.

A large bathroom on the first floor has a roll-top bath as well as a walk-in shower; detailed Moroccan-inspired tiles run underfoot with underfloor heating.

Two more bedrooms lie in the loft extension upstairs; both are doubles, and one has an en suite shower room with olive-green wall tiles. There is plenty of eaves storage accessed from here.

Outdoor Space

A generous garden extends at the rear of the house, with a tiled outdoor dining area closest to the kitchen and an AstroTurf-laid area beyond. Its south-facing aspect ensures it's bathed in sunlight throughout the course of the day. At the foot of the garden is a seating area, and around the periphery, beds bloom with roses and a magnolia.

The Area

Rushford Road is well-placed for making the most of this popular pocket of south-east London. In the immediate area, The Rise and Daydreamer are excellent coffee and pastry stops. The Chandos pub is a local favourite with delicious pizzas and a roof terrace. For restaurants, Amrutha is a superb vegan restaurant, Babur is a legendary local treasure, and Le Querce is a fantastic Italian deli with amazing homemade ice cream flavours. Also nearby is Marvellous Greens and Beans greengrocer, which delivers, and a brilliant butcher; The Proud Sow. Crofton Park cafes include Fred’s, Arlo & Mo, and Jones’ of Brockley, which sells delicious artisan food products. Brockley is a short walk away away; highlights here include the now-legendary Browns of Brockley coffee shop, Joyce natural wine bar, and L’Oculto. Other options include Jerome’s Wine Bar and Mauby restaurant for cocktails and small plates. Brockley Farmers’ Market runs nearby every Saturday.

There are numerous open green spaces nearby, including Blythe Hill Fields, which hosts a summer festival, and Ladywell Fields; the latter is home to a pandemonium of ring-necked parakeets. Hilly Fields, one of south-east London’s finest parks, is also close by and has tennis and basketball courts, as well as elevated views, a café, and a playground.

There are several stations within easy reach of the house, including Catford Bridge, Crofton Park, and Honor Oak, which run a mix of Thameslink, Southeastern and Overground services into central London. There are also several bus routes locally.
