Letting Fees Information
In accordance with the Tenant Fee Act 2019, there are some permitted payments that are chargeable to tenants under relevant circumstances. These are listed below:
Holding deposit (to reserve a property) Equivalent to 1 weeks rent.
This will be returned to the Tenant and credited towards the first month's rent if the Landlord and Tenant enter into the tenancy agreement. This will be returned to the Tenant if the Landlord decides not to enter into the tenant agreement or the Landlord and Tenant fail to enter into the tenancy agreement before the agreed deadline.
This will be withheld by the Landlord or Agent if the Tenant or any relevant person (including any guarantor(s)) withdraw from the tenancy, or fail any Right to-Rent checks, or provide materially significant false or misleading information to the Landlord or Agent which the Landlord or Agent is reasonably entitled to consider in deciding on whether to grant the tenancy, or fail to take reasonable steps to enter into the tenancy agreement (and/or Deed of Guarantee) within the 15 calendar days deadline (or other Deadline for Agreement as mutually agreed in writing).

Utilities and Council tax As per the terms of the tenancy agreement.

Should the Tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
