SITUATION
The land is situated at Caldicot Moor, approximately 1.0 mile south of the rural village of
Rogiet and 2.0 miles west of Caldicot, within the County of Monmouthshire. The holding
benefits from good transport links, with access via the shooting range track adjoining Moors
Road and convenient connections to the B4245, located approximately 1.0 mile distant. The
eastern parcels also benefit from independent access via a separate track and gated entrance
LAND SUMMARY
The land is available to let by way of a Mowing Licence for a single cut from 31st March 2026
until 30th April 2026, unless otherwise agreed in advance. The licence permits mowing for
one cut only, strictly in accordance with the terms of the Licence Agreement, presenting an
opportunity for an early cut during the 2026 season.
TERMS
The subject land is offered to let by informal tender on a Mowing Licence in accordance with CAAV standard conditions. Any
grass cutting or agricultural operations must be undertaken strictly by prior agreement with the Ministry of Defence (MOD).
This is necessary as the land forms part of a live firing range, and all works must comply with MOD safety requirements and
authorised access periods. A Mowing Licence Agreement will be provided.
DIRECTIONS
In Rogiet, proceed past the Severn Tunnel Railway station towards Caldicot Moor, passing
over the M4 Motorway. At the T junction on the Moors Road, turn left to reach the entrance
to the MOD firing range. The parcels are accessed through the MOD firing range for which
suitable arrangements can be made, strictly with the MOD.
