Set on a quiet residential tree-lined street within the much sought-after Abrahams Estate, this light, bright and stylish Victorian ground-floor maisonette with two double bedrooms is just moments from thriving Francis Road and within easy reach of great transport links and green spaces.

Renovated throughout and decorated in a fresh, neutral palette of Dulux Heritage shades, the purpose-built maisonette is one of around 500 designed by celebrated local developer J G Abraham in the late 1800s. As well as a newly fitted kitchen and bathroom, new engineered oak flooring and carpets, new windows, wiring, plumbing and boiler, the property has its own private southeast-facing garden.

From the street, you’re met by a classic Victorian London Stock brick exterior, with a colonnaded bay window, sitting behind a low privet hedge-topped wall. A terracotta tiled path leads past a front garden to a recessed porch. The panelled, part-glazed front door has been painted a rich teal shade and features brass furniture, including a cheerful fox-shaped knocker.

STEP INSIDE – BEAUTIFULLY REFRESHED

Step through into the hallway where the newly painted off-white walls are warmed by beautiful sanded and restored original floorboards. There’s a modern triple-flush light fitting, and a new black column-style radiator – a lovely detail seen throughout the property.

To your right, a new four-panelled door with antique brass handle opens to the living room, where the sanded floorboards continue. Bathed in light from a tall bay with UPVC sash windows, the focal point of the room is a restored fireplace with black stone surround and hearth. A trio of black column-style radiators add further cosiness in the bay, while the coved ceiling features a modern multi-arm chandelier.

Beyond, you’ll find the primary bedroom overlooking the side return courtyard – a quiet, calm and relaxing space with pale nutmeg painted walls and new neutral-toned carpet. A tall sash with white Venetian blinds makes the most of the morning sun, while there’s also a column-style radiator, a light to match the living room, and plenty of space for storage.

Continue along the hallway, stepping down past a useful coat and storage cupboard, to reach the bathroom. The elegant scheme pairs elongated white and black Zellica porcelain tiles to the walls with ‘Gatzby’ patterned floor tiles, all lit by a tall frosted casement window. There’s a rainfall shower with brushed brass-framed enclosure, as well as a wall-hung wooden vanity with countertop sink and brass wall-mounted tap; a close-coupled loo, and a black column-style radiator. For an additional luxe touch, the Smart LED mirror above the basin includes both de-misting and Bluetooth functions.

The dining kitchen (fitted in January this year) lies towards the rear. Lit by both a side-facing window and a glazed door to the garden, the two-toned scheme combines handleless cashmere wall cabinets with oak-look lower units, united by a veined quartz worktop and upstand.

Integrated appliances include an AEG oven, four-ring gas hob and overhead stainless steel Samsung extractor, and dishwasher. There’s space for a freestanding fridge-freezer as well as a breakfast bar and stools, and the newly fitted boiler is also discreetly housed here. An undermounted sink with brass mixer tap sits beneath the window, while there’s also a black column-style radiator and brass multi-arm chandelier.

Beside the back door, you’ll also find a handy mini utility, with a new washing machine installed.

The sunny second double bedroom would work equally well as a home office, and shares the same décor scheme as the primary bedroom, with white-painted walls, neutral carpet, a column-style radiator, multi-arm light fitting and a rear-facing window fitted with a white Venetian blind.

OUTDOORS – SUNTRAP BLANK CANVAS

Outside, the long, rear southeast-facing garden extends approximately 55-feet. Enclosed by new timber fencing, it’s thoughtfully landscaped with distinct areas that make the most of the sunshine throughout the day.

From the porcelain-tiled side return, walk past a useful brick storage shed (with teal-painted door to match the front of the house) to reach a raised sun deck, perfect for entertaining. Then, step down to a lush, newly laid grassy lawn; before arriving at a second raised decked area to the rear.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
