Description

Cambridge Hall Barns is a wonderfully located barn conversion situated within this semi-rural position and offering wonderful accommodation and views of the Malvern Hills.

The property is initially approached via double vehicle gates and the stone chipped driveway opening to allow parking for vehicles and giving access to the detached double garage, with room over, which is a flexible space and (subject to relevant permissions being sought) could be converted into an annexe for the main residence or perhaps even a holiday rental as a supplementary income. Currently the owners use it as an excellent storage and workshop area and a small home office/studio.

From the driveway the block paved front terrace has a fantastic seating area where the pleasantries of the setting can be enjoyed and having glimpses of the Malvern Hills.

The barn itself was converted in 2006 and purchased at the end of the refurbishment by the current owners who have immensely enjoyed living here ever since. The property is set over two floors offering flexible and versatile accommodation full of period character and charm but coupled with the amenities of modern day living. During its conversion a lot of time, care and attention has gone into detailing throughout the property as well as its fixtures and fittings, which will be explained in more detail as we proceed through the description.

Currently the property is on mains drainage and has mains water connected and heating is provided by way of an LPG system, underfloor heating to the ground floor and radiators to the first. Throughout the property there are double glazed windows that flood many of the areas with natural light making for a superb environment.

From the Front Terrace double glazed wide double doors with matching side panels open through to the main focal point of the property being a fantastic open plan Living Area ideal for family living and entertaining. This room is flooded with natural light from double glazed windows to either side and the characteristics of this property can immediately be enjoyed with exposed timber and the focal point of a woodburning corner stove set onto a flagstone hearth. At the property hardwood oak has been used for fixtures and fittings, a returning staircase rises up to the galleried landing. Engineered wood flooring flows throughout this area and an oak door with latch opens through to the farmhouse style Breakfast Kitchen having a range of quality storage, floor and wall units with worktop and a central breakfast bar island with sink. Space and connection point for an LPG range cooker and American style fridge freezer. The tiled floor flows throughout this area into the adjacent Utility Room also giving pedestrian access to front including a Cloakroom and additional cupboard space.

From the kitchen a pedestrian door gives access to the rear hall where two good sized Double Bedrooms both display wonderful roof trusses. The larger of these has two fitted wardrobes and benefits from an Ensuite Bathroom with separate shower enclosure. Both rooms are flexible and versatile spaces, the smaller one making for an ideal office or playroom.

To the First Floor the galleried landing has a wonderful vaulted ceiling and from here access is gained to the Master Suite with a dressing area with wardrobes built into the eaves. The bedroom itself is a large double room with glimpses of the Malvern Hills and having a further wonderful vaulted ceiling and engineered floor which flows through the whole of the first floor. Serviced and complimented by the Ensuite enjoying a rolled edge bath as well as a separate shower enclosure. The last of the bedrooms is a further generous Double benefitting from its own Ensuite Shower Room and fitted wardrobe. The end gable wall is exposed stone with a picture window overlooking the rural scene.

Outside

The outside space wraps around the property to three sides with the eastern south facing aspect mainly being given over to stone chipped areas with a low brick wall. To the front of the property there is a shaped lawned area flanked by stone chippings with a further seating area and space where there is currently a hot tub situated (available by separate negotiation). The covered outside kitchen is a wonderful space for entertaining. Light and power.

The detached Garage is set under a pitched tiled roof in stone and wood construction having two double electrically operated up and over doors to give access to this space with the right hand side being divided off and making for a good office/studio, should one wish. Light and power connected. Steps lead up to the loft space with further excellent storage. As previous mentioned, subject to the permissions being sought, this could make for an excellent annexe or holiday let.

Within the grounds there are strategically placed light points.
