Positioned on a sought-after modern development, with the Derbyshire countryside on your doorstep, this exceptional four-bedroom home has been thoughtfully redesigned and extensively upgraded to an outstanding standard. The result is a property that balances contemporary design with practical family living.
The ground floor has been carefully reconfigured to create a striking open-plan kitchen and dining space, forming the natural focal point of the home. The kitchen has been significantly enhanced, with a statement island featuring quartz work surfaces anchoring the space, complemented by integrated appliances, a Belfast sink and a Rangemaster cooker. A hidden coffee station adds a thoughtful, design-led detail, perfect for modern living. The adjoining dining area is light-filled and generously proportioned, offering an ideal setting for entertaining or everyday family meals.
A generous living room completes the ground floor, creating a calm and inviting retreat enhanced by excellent natural light. Practicality has not been overlooked; a separate utility room incorporates bespoke concealed cabinetry, while a ground-floor WC adds convenience.
Upstairs, four well-proportioned bedrooms provide flexible accommodation. The principal suite benefits from fitted wardrobes and a luxurious shower room finished to a high standard. Three additional bedrooms offer fantastic space for families and versatility to suit a range of needs. The fourth bedroom is currently arranged as a dressing room but would lend itself equally well to a home office. An elegant family bathroom, fitted with a contemporary three-piece suite, serves the remaining bedrooms. CCTV surrounds the property with alarm monitoring accessible via an app, while Phillips Hue lighting to both the front exterior and throughout the interior can be conveniently controlled by phone.
The rear garden has been expertly landscaped to create a stylish yet low-maintenance outdoor space, ideal for both relaxing and entertaining. Thoughtfully arranged across three tiers, the design maximises usability and privacy. Directly accessed from the kitchen, an elevated decked terrace provides the perfect setting for outdoor dining, effectively extending the living space outside. A lower tier features a high-quality artificial lawn, offering a safe and practical area for children or pets to enjoy year-round. At the foot of the garden, a patio creates an additional seating area, ideal for evening drinks or unwinding in the warmer months.
To the front, a resin driveway provides off-road parking and incorporates an electric vehicle charging point, completing this impressive home.
Positioned on the edge of Eckington, the property enjoys an ideal blend of semi-rural surroundings and everyday convenience. Excellent transport links are within easy reach, including access to the Supertram network and major road connections, making it well suited to commuters. A wide range of local amenities, shops, cafés, pubs, schools and parks are close by, while Crystal Peaks, Drakehouse Retail Park, Rother Valley Country Park and Renishaw Hall are all just a short drive away.
REDBRIK SECUREMOVE™ - IMPORTANT PLEASE READ:
Redbrik is marketing this property with the benefit of Redbrik SecureMove™. Redbrik has introduced SecureMove™ to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer. Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.
The pack includes:
TA6 (Property Information Form)
TA10 (Fittings and Contents)
Official Copy of the Register
Title Plan
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Environmental Search*
(Redbrik has ordered the local, drainage, coal and environmental searches; we will add these to the BIP as they become available)
Redbrik SecureMove™ allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.
Additionally, and on behalf of the Seller, Redbrik requires the successful Buyer to enter into a Reservation Agreement and pay the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).
Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).
During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.
The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Redbrik advises potential buyers to seek legal advice before entering into the Reservation Agreement.
