In addition, the house has a large kitchen with plenty of storage, a dishwasher, washing machine, two fridges and a microwave. There is a separate living room, with sofa and dining table and chairs, and two bathrooms (both of which have been re-fitted in the last couple of year, not shown in the video). There is a large, paved, low-maintenance garden area at the rear. All bedrooms and lounge have rugs.

The bills: You don't need to worry about bills. Gas, electricity, water/sewage and 200Mbps fibre broadband are included in the rent (up to a total of £2,250 per 11-month year in line with a fair usage policy).

The location: Popular Southsea student location, close to convenience stores, food outlets and supermarkets, including Lidl and a large Tesco, plus easy access to shops, pubs, bars and restaurants on Albert Road. The university is within walking distance or 2 minutes' walk to the free university bus route. It is a short walk to Fratton Station and the beach.

The contract: Rent is £2150 per calendar month for 11 months for the house = £537.50 per person or as you wish to split it between you to make up the full rent per month. Each resident will need a guarantor for the rent (normally a parent or relative).
