An impressive, four bedroom detached family residence that truly delivers on space, setting and lifestyle. Positioned at the head of a quiet cul-de-sac and benefitting from direct access to Caldy Valley Nature Park, this home enjoys a peaceful, tree-lined backdrop that sets it apart from the ordinary. The surroundings offer a sense of greenery that’s rarely found, creating a calm and private atmosphere ideal for family life. Yet, despite its tranquil position, the property remains superbly connected, with convenient access to local schools, everyday amenities and key transport links.

Upon entering you will instantly appreciate the feeling of open space; the open plan aspect of the hall into the living space to the rear really does set the perfect first impression. A gallery overlooking the hall adds to the airy feel and light. A lovely sized dining room to left side of the house, great for family dining and guests. The lounge is situated to the right side of the property, featuring a characterful exposed brick fireplace with inset gas fire and arched alcove, creating a charming focal point. The space offers generous proportions with soft neutral décor, a textured ceiling with chandelier lighting, and ample room for comfortable seating. Two large windows, together with a porthole feature, allow plenty of natural light, while built-in storage and media space add practicality to this cosy yet spacious setting. To the rear of the house is a cosy sitting room with a sliding door to a beautifully appointed conservatory that provides a superb additional reception space, perfectly designed for all year-round enjoyment. Constructed with a brick-built base and a vaulted glass roof, the room is flooded with natural light, creating a bright and airy atmosphere throughout the day.

The kitchen is fitted with an arrangement of wall and base units with ample storage and granite work surface space., Fully integrated appliances feature a Neff induction hob and hood, double oven, dishwasher and refrigerator. From the kitchen, a door leads into a utility room with further integrated appliances featuring a second refrigerator, freezer and washing machine, together with further cupboards and work surface. A door leads into the garden and rear access to the garage. To conclude the ground floor there is a downstairs WC which is useful for guests and everyday use and which conceals a large understairs storage area.

To the first floor, the large landing has doors leading into the four bedrooms and family bathroom. Bedroom one is spacious in size with windows to the front and side, benefitting from its own well-appointed en-suite shower room. It also benefits from built in wardrobes, to maximise the amount of storage and a dressing area. The three remaining bedrooms to this floor are all a great size and served by the family bathroom. There is a further built in wardrobe for bedroom four. The family bathroom is fitted with a stylish three-piece suite, complemented perfectly with attractive tiling.

Outside, the position of this home at the end of the cul-de-sac allows for a great size plot, having a driveway providing ample off-road parking and leading directly to the detached double garage. The front lawn is augmented by mature trees (wisteria, lime, cherry and yew) which add to the attractiveness and privacy. The lovely secluded rear garden enjoys two paved patio seating areas, one stretching across the width of the home, perfect for access from the conservatory and the utility room, and a second in the bottom corner which is a suntrap.

The Seller's View!

This has been a wonderful family home and haven for the last 27 years, in a quiet, friendly neighbourhood. Whilst very close to key shops and a pleasant walk or cycle into the city centre, there's a countryside feeling from the adjacent nature park and from the river and canal which are within a short walk. The trees augment this; when in blossom, the wisteria and cherry are magnificent! The situation is very private at both front and rear and the elevated position gives views from the rear over city centre landmarks and (on a clear day) the Clwydian Range and over the trees to the front. Hence the name "Treetops".
