Energy Bill Incentive – Terms & Conditions

1. The Incentive

Placefirst (“the Landlord”) is offering an energy bill incentive under which the Landlord will contribute towards the cost of the resident’s gas and electricity used exclusively at the property to which the tenancy relates.

The incentive applies for a period of up to 12 months from the tenancy start date and has a minimum value of £500, capped at one month’s rent for the property, subject to the relevant tenancy agreement.

2. Form of Payment

The incentive will be provided via a prepaid card issued by EVouchers, which will be issued to the resident upon move-in (or as soon as reasonably practicable thereafter).

3. Use of the Prepaid Card

The prepaid card may only be used to pay for gas and electricity charges relating to the property.

The card cannot be exchanged for cash, transferred, or used for any other purpose.

The resident is responsible for ensuring the card is used correctly and in accordance with EVouchers’ terms and conditions.

4. Energy Supplier Selection

The resident is free to select their own energy provider.

The resident is responsible for setting up their energy account in their own name and for applying credit to that account using the prepaid card.

The resident is responsible for paying for any energy used in excess of the incentive value and/or after the incentive has ended.

5. Maximum Value and Cap

The maximum total value of the incentive is strictly limited to an amount equivalent to one month’s rent for the property under the relevant tenancy.

Once this maximum value has been reached, no further payments or top-ups will be made by Placefirst, even if this occurs before the end of the 12-month period.

Any energy costs incurred above the equivalent of one month’s rent are the sole responsibility of the resident.

The Landlord has no liability to any energy provider and no obligation to pay any energy bill on behalf of the resident.

6. End of the Incentive Period

The incentive will end on the earliest of:

a) the date on which the maximum value equivalent to one month’s rent has been fully used;

b) 12 months from the tenancy start date; or

c) termination of the incentive under paragraph 8 or 11 below.

After this point, the resident is fully responsible for all energy charges.

7. Early Termination of Tenancy

If the tenancy ends for any reason before the incentive period expires, any unused balance will be forfeited.

No cash alternative or refund will be provided.

8. Non-Transferable

This incentive is non-transferable, non-refundable, and may not be assigned to another resident, property, or tenancy.

The prepaid card may not be used to pay for gas or electricity for any other person or property. Any attempt to do so constitutes a material breach of these terms and may result in the incentive being withdrawn and any sums misused becoming immediately repayable to the Landlord.

9. Eligibility

The incentive is only available to new tenancies where the offer has been expressly confirmed in writing prior to move-in.

The incentive applies per tenancy, not per resident.

The incentive applies only to tenancies of properties owned or managed by the Landlord.

10. No Impact on Rent or Other Charges

This incentive does not form part of the rent and does not reduce the resident’s liability for rent, council tax, water charges, or any other utilities or services.

This incentive does not constitute a term of the tenancy agreement or a contractual entitlement. The Landlord has no obligation to offer the incentive on renewal or in respect of any new tenancy.

11. Changes or Withdrawal

Placefirst reserves the right to withdraw or amend the incentive for future tenancies at any time.

This will not affect incentives already issued where the resident has moved in and received the prepaid card.

12. Third-Party Provider

The prepaid card is issued by EVouchers and its use is subject to EVouchers’ terms and conditions.

Placefirst is not responsible for any service issues caused by EVouchers or the resident’s chosen energy supplier.

13. Value of Voucher

The value of the voucher provided under this incentive shall not exceed an amount equivalent to one month’s rent for the property to which the relevant tenancy relates.
