Part of our Signature collection, this detached house has four double bedrooms and includes a range of outbuildings, including the wonderful addition of a Grade II* Listed windmill. Set in an elevated position on a 2 acre plot, there are also equestrian facilities.

Windmill House has been modernised by the current owners to provide contemporary accommodation with central heating and double glazing. Some of the outbuildings require improvements, but offer potential for a variety of uses, stp.

The entrance door opens to a split-level hallway with access to the two front reception rooms, which lead through to a large reception hall where stairs rise to the first floor. There is a large storage cupboard and a cloakroom with low level wc and wash basin.

To the front is the formal living room and family room, both with beautiful feature fireplaces and far-reaching views over the grounds of the property.

To the rear of the house is the kitchen and living space, with tiled flooring and an impressive double height vaulted ceiling, bathed in light and includes bi-fold doors leading out to the terrace.

The stylish kitchen has a central island/breakfast bar with further work surfaces, cupboard and drawer units beneath and a range of matching wall mounted cupboards. There are a number of built-in appliances. A further door leads through to the utility room with wooden work surfaces, a butler sink and built-in cupboards. There is space and plumbing for a washing machine and space for a further appliance.

On the first floor is a split-level landing with gallery overlooking the kitchen/living space.

The principal bedroom is to the front with a dual aspect and French doors opening to a Juliet balcony. There is a built-in wardrobe and en-suite facilities including a shower, wc and wash basin.

The second bedroom also has a dual aspect with Juliet balcony, built-in wardrobe and en-suite shower room with wc and wash basin. The third bedroom is a further double with Juliet balcony to the side and an en-suite shower room. The fourth bedroom is a double with built-in ‘castle’ with raised bed area! The family bathroom has double ended jacuzzi bath, wash hand basin and wc.

Outside
A gated entrance with intercom opens to the grounds of Windmill House with extensive lawns to the front that slope away from the house. The drive leads up to the coach house and garaging with a double open car port and large two storey coach house - which houses the central heating boiler and has previously had consent to be an annexe. The drive continues round to an area with ample parking. By the house is a large split-level enclosed terrace with fine views of the windmill. Next to this area are lawns and then the manège.

At the back of the site are a range of outbuildings. The main building is a stable complex with five indoor stables, a tack room, and covered storage area to the rear. Adjoining this building is an open hay store. The next building is used as a store with kitchen, cloakroom and large room, whilst the mirror side is a building that was originally used as kennels with a cloakroom, kitchenette, grooming room and bath area. This building now requires renovation and repair.

Finally, in the corner of the grounds are the landscaped gardens with raised pond and decking that overlook the Grade II* Listed windmill.

The windmill was built in Woodbridge and moved to Ramsey in 1842 and used until the second world war. Between 1974 and 1978 it was restored. The windmill is a post mill with a three storey round house and measures some 48’ high and has 4 patent sails. The lower two levels are currently used with a connecting ladder between the two.

To the rear of the site are gates that lead through to a field that has been rented from the landowner as paddock land of approximately 3 acres. If required, enquiries could be made to whether this could be extended to any new owner of Windmill House.

Location
