About The House Cont'd
The bespoke new front door with stained glass is sheltered by a recently built tiled entrance porch with chamfered timber supports and a tiled floor. An inner vestibule has a cloakroom and a secondary door with flanking windows and authentic Art Deco stained-glass opening to the entrance hall with contemporary patterned tiles. From the hall, a staircase turns up to the first floor. The entrance hall accesses a study, the sitting room, and the snug. The snug in turn leads to a side lobby which accesses another cloakroom and the utility room. The entrance hall has further doors to the dining area which is open plan to the kitchen/breakfast room. The first floor landing has an archway leading to bedrooms two and four, one with an en suite bathroom. It also accesses bedroom three with an en suite shower room, the family shower room, and the principal bedroom with a dressing room and en suite bathroom. A matching staircase from the landing leads to the second floor bedroom five.
Ground Floor
The cloakroom immediately to the left of the front door has metro tiles, an obscured window over the porch and traditional sanitary fittings in keeping with the period of the house including a raised cistern WC and a matching basin on metal legs. There is a cloak cupboard leading off the entrance hall. The doors, as throughout the house, are new, made of solid oak (with glazed oval panels in the case of the double doors leading to the dining area). The house has newly fitted column radiators throughout and the fitted blinds and plantation shutters will remain. The oak staircase, accessing both floors, is handmade by Abbot & Wade with chamfered newel posts, moulded handrails, and wavy steel balusters.
Kitchen/Breakfast/Dining Room
The over 30 ft. long Kitchen/breakfast/dining room leads off the hall via double doors accessing the dining area, with a window to the side and a walkthrough to the breakfast area. The entire open plan space has oversize marble effect porcelain floor tiles and underfloor heating in the kitchen and dining room. The triple aspect, air-conditioned kitchen/breakfast area was remodelled in 2018 and includes a convex bank of windows overlooking the garden with central French doors opening to the patio. There are two lantern skylights and windows in the side walls. A range of base and wall gloss fronted modern units has Corian worksurfaces and an integrated double sink. The central island with a curved profile has contrasting base storage units (including pan drawers), a breakfast bar seating four, and an inset induction hob in the matching Corian worksurface. Integrated AEG appliances include two ovens, a microwave, a heated drawer, separate full-size fridge and freezer, and a dishwasher.
Sitting Room
Measuring over 20 ft. by over 15 ft., the sitting room has windows with roman blinds overlooking the sloping lawns of the side garden. There is a media wall with 58 in. Bang & Olufsen TV screen with a long-line modern flame-effect fire behind a glass window below.
Study
The nearly 15 ft. square dual aspect study has windows over the side and front. It is fitted with a range of Strachan office furniture which includes a double-sided central desk, base storage cupboards with glazed cupboards and bookshelves above, and a separate book shelf.
Snug
The dual aspect snug runs the depth of the house with a window beneath the front porch and another overlooking the rear garden and in common with the study, it has the original moulded cornicing. There is a further Bang & Olufson TV, this time fee-standing with a 64 in. screen and a built-in cherry wood bookshelf with glazed double doors above. Two doors lead out of the room, one to a walk-in storage cupboard with two free-standing internal oak cupboards and another to the rear lobby.
Utility Room and Cellar
Leading off the rear lobby is the second cloakroom, tiled like the first, but with a modern corner basin and WC. Tiled flooring continues down steps to the utility room with a partially glazed external door to the side of the house with a tiled porch over. There are two windows at the front and one to the side with plantation shutters. Fitted Shaker style units have a wood-effect worksurface and an inset ceramic sink with a hose tap over and a water softener. The two Worcester boilers are housed in wall units and there are an American-style fridge, an AEG washing machine, and a tumble dryer. Accessed from the outside, to the right of the utility room door, are double wooden doors to the wine cellar which is down a flight of steps and has bespoke wooden wine racks. Inset on the exterior of the house near the cellar is a relief plaque of The Last Supper, a reminder, enforced by the reclaimed ecclesiastical front railings, that the house was once inhabited by the Bishop of Oxford.
First Floor and Second Floors
The galleried L-shaped first floor landing has a window overlooking the front drive with plantation shutters and storage cupboards. There is a typical 1930s arch accessing two of the bedrooms and doors lead directly off the landing to the two additional bedrooms and the family bathroom. A further staircase in the same style leads to the galleried second floor bedroom with a storage cupboard into the eaves accessible via a door over the stairs.
Principal Bedroom Suite
The principal bedroom measures over 19 ft. by nearly 16 ft. and has double windows in the south and east walls with views over the gardens. The room has Strachan bedroom furniture, including two bedside tables, two chests of drawers and a dressing table. A door opens to the dressing room with a window overlooking the front, which has four matching double-doored wardrobes and a further cupboard with drawers beneath. A further door in the bedroom opens to the en suite bathroom which has underfloor heating beneath marble effect floor tiles and similar but contrasting tiles on three of the walls. A window with plantation shutters overlooks the drive above a stand-alone contemporary roll-top bath with free-standing taps at one end. There is a walk-in double shower with a glass screen and a double basin set in the tempered glass surface of a vanity unit with wooden storage beneath, cupboards above, and an automated mirror light. The room has three contemporary heated towel rails.
Bedroom Two and En Suite Bathroom
Dual aspect bedroom two, once the principal bedroom, is over 14 ft. square and has built-in wardrobes and windows overlooking the side and rear. The four piece en suite bathroom has partially tiled walls behind the walk-in double shower and the panelled bath, and a tiled floor with underfloor heating. The vanity unit supporting the hand basin has drawers below and cupboards above with an automatic mirror light. There is an obscured window over the side.
Bedroom Four and Family Shower Room
Dual aspect bedroom four measures over 15 ft. by over 11 ft. and has windows overlooking the drive and a built-in wardrobe. This bedroom uses the fully tiled family shower room, accessed off the landing, which has double obscured windows over the front, a walk-in double shower and matching WC and hand basin in a modern vanity unit with a sensor mirror light above. There is also underfloor heating.
Bedroom Three and En Suite Shower Room
Bedroom three has built in wardrobes and a window with views over the rear garden and beyond. The fully tiled en suite shower room has underfloor heating and an obscured window to the rear, with a matching WC, a basin in a vanity unit and a walk-in shower with a glass screen.
Bedroom Five
Created by the current owners, L-shaped bedroom five is built under the roof and is defined by the shape of the eaves with dormer windows overlooking the front and the side. Built into the shortest leg of the L is a cherrywood desk. There is a free standing 49 in. Bang & Olufsen TV. In the east end of the room is a cupboard housing the hot water tank for the house and the manifolds for the solar rods on the roof above bedroom three. These and the solar panels by the swimming pool reduce the electricity costs.
Swimming Pool
The approximately 23 ft. by over 9 ft. swimming pool is surrounded by stone paving and is sheltered, being completely enclosed by clipped laurel hedging (on two sides with the entrance cut in), timber fencing, and the pool house itself. The pool, shown with the winter cover, is accessed by steps set in a semi-circle in one side. The timber pool house has a tongue-and-groove lined interior with central double doors with flanking windows. The attached pump room houses the workings for the air source heat pump that heats the pool. A terrace on the other side of the swimming pool houses the gabled, 12 ft. by over 7 ft. green house; nearby are the photovoltaic solar panels.
Gym/Workshop
The largest outbuilding is to the east of the rectory and is accessible from two sets of double doors opening to a York stone paved area joining the front drive. The brick building with gables has wooden cladding under a clay tile roof. The larger section of the building (over 25 ft. by over 11 ft.) has been converted to a gym with three windows overlooking the garden and a walkthrough to a storage area at the rear, which also has a personnel door to the rear garden. The workshop (over 16 ft. by over 10 ft.) has an internal door to the storage area and connects via this space to the gym; there is some boarded storage above. Both areas have concrete floors and light and power connected.
Double Garage
The over 19 ft. by over 18 ft. brick-built garage has a hipped clay tile roof and an electrically operated up and over door which is accessible from a secondary driveway leading off the main drive. There are windows in each side and a personnel door in the wall closest to the house. The concrete floor has a plastic tiled surface and here is light and power connected. Behind the garage is a timber carport with a clay tile roof currently used for garden machinery.
Summerhouse
A timber, triple aspect summer house with a built-in bar and a new roof is situated on the largest of the four decking areas. This composite raised deck, overlooking the paddock and with a view of a flying owl sculpted from a tree stump, would be suitable for large-scale entertaining. Further outbuildings include a double doored garden shed, a decorative BBQ hut with a veranda at the rear of the house, overlooked by the kitchen area, and a rustic log store. A further raised deck houses a working hot tub.
Grounds
From the road. a tree-lined, and hedged tarmac driveway, with a paddock on one side, joins the circular resin bound driveway that passes the front of the house. The centre of the turning circle is planted with a variety of shrubs and has a feature statue of a stag. In a raised position, the house is surrounded by the sloping lawns of the secluded wraparound gardens which are professionally landscaped and include mature indigenous trees such as yew, walnut, and beech as well as specimen trees and established shrub - mahonia and bamboo for example - alongside clipped beech, box, and laurel hedging. At the rear of the house is a resin patio which is enclosed by a crescent of raised planted rockeries with central stone steps leading to the raised lawn. There are four separate composite decked seating areas, the largest already noted. The garden is enclosed by post and rail fencing with native trees and hedges and at the rear of the garden towards the south is the private (truncated)
