Location
The land is situated at Woodside Farm, Blindfoot Road, St Helens, WA11 7HY around 4 miles to Rainford and 14 miles to Wigan.

Land
The holding extends to around 69.95 acres, bound by hedging and woodland. The land comprises a mixture of Grade 1 and Grade 2 agricultural land. Full cropping records from the outgoing tenant have not been provided; however, we understand the land has been sown with a winter bird seed mix for the past two years, and was likely in cereal production for the preceding 3–5 years.

Tenancy
A Farm Business Tenancy agreement is to commence on a 6 year minimum fixed term from 25 March 2026 to 29 September 2032. The tenancy will be subject to rent reviews in accordance with Part II of Agricultural Tenancies Act 1995. A copy of the agreement is available as part of the tender pack, the terms of such agreement will not be subject to negotiation unless expressly detailed as part of the tender. The Estate would be open to considering a different term which should be detailed within a tender if required.

Entry
The land will be available for entry on 25 March 2026.

Rent
The rent is to be demanded quarterly in advance on 25 March, 24 June, and 29 September and 25 December.

Repair
The tenant will be responsible for full repairing and insuring the holding.

VAT
The land is likely to be elected for VAT and the rent will therefore attract VAT at the prevailing rate.

Services
The land does not benefit from any known services, including water. The tenant will be responsible for meeting the costs of any services consumed on the holding including, if relevant, any drainage rates.

Rights of Way, Easements and Wayleaves
The land is let subject to all existing rights of way, easements and wayleaves public and private whether specifically mentioned or not. The soils are predominantly described as loamy clayey soils (Soilscapes 18), with some of the land being identified as raised peat bog (Soilscapes 26).
