Rhuddlan Road is part of a conurbation of modern housing completed about 15 years ago, so while the homes here are not brand spanking new, they have not had the chance to deteriorate to the point where remedial work becomes necessary and the excellent condition of this particular home, reflects this.

Another door reveals the useful downstairs cloakroom, offering enough space to allow for various outdoor coats to be hidden conveniently away. We'll also find the expected wash hand basin and lavatory, as well as a radiator to keep your towels nice and toasty

We now pass into the deceptively large main lounge with its attractive and obviously high quality dark grey laminate flooring, kept bright and cheerful via the forward facing picture window. The room currently provides enough space to accommodate one of the fashionably vast corner settees that can dwarf many lounges. There is space in here, still allowing for other various items of furniture, and it does this without feeling at all crowded.
A door on the right takes us past the foot of the stairs and into the ground floor fifth bedroom / study / office / games room. This is as a result of the integrated garage having been converted into additional living space, which seems an excellent trade off because cars, following massive technological advances, are no longer being made of sugar and can resist the weather perfectly adequately. The bedroom thus produced is a well proportioned double room and being in such proximity to the downstairs cloakroom, would seem ideal for an elderly parent for whom stairs are becoming a challenge. See? I said it was an excellent family home...
Passing through the lounge, we come to the kitchen, or more accurately, the kitchen/dining room/secondary lounge; did I mention the home's versatility? In here, we have a series of fitted units that almost completely separate this section of the kitchen from the remainder of the room and provide enough work surfaces and accompanying cupboard space to put a small restaurant to shame. And if that were not enough, it continues through an arch to the side, which more than doubles its dimensions.
Needless to say, it is fitted out to the highest of standards, and it is here the restaurant analogy returns in the shape of the impressive range style cooker* that is sure to bring out your inner Gordon Ramsay.
The far side of the kitchen is where we find the dining area. Now, thankfully, this is nothing like what you have come to expect from a typical kitchen/diner. This is big enough to fulfil these dual roles in comfort, while allowing the chef to remain part of the social proceedings rather than cut off from their guests. Those guests will be treated in style at a proper six seat dining table that still allows for a substantial sideboard, while preserving sufficient space to move about easily without the clashing of elbows and spilt wine that cause arguments.
Attached to the dining room is something that is so much more than the almost obligatory conservatory. With one solid wall, copious amounts of glass and a tiled and insulated roof it is a bona fide additional room, forming an extension of the dining room and offering a pleasing view of the enclosed completely private rear garden. As such it also provides an extra sitting area, very much following the modern trend of open-plan living spaces and, with its expansive sight lines gives the home a spacious and airy feel.
Stepping outside onto the immaculate decked area and following round to the side of the home there is a substantial wooden shed, perfect for stowing away all the garden furniture, kiddies' toys and other detritus of summer which begins to look rather sad under leaden grey skies.
Beyond the decking which, incidentally, is large enough for some serious outdoor furniture and begs for family BBQs, there is a well kept lawn filling the remaining space. At the bottom of the garden sits a stand-alone garden room where the front wall consists almost entirely of glass in the form of two full height panels with centrally located patio doors. But this is so much more than a mere summer house; being fully insulated and with its own power supply it is usable all year round and in all manner of different guises, as its current incarnation as a home office, albeit one with a welcoming and well stocked bar, which I can testify.
Returning indoors and climbing the stairs to the landing, we turn right into the first of the bedrooms. This is possibly best suited for use as a single room, although a double bed would fit, though this would limit your choice of free standing furniture; as a single or perhaps a nursery, however, it would be ideal.
Adjacent to here is the family bathroom containing everything you'd expect. There's a modern vanity sink unit with useful storage beneath that sits against one wall at right angles to the lavatory, and opposite the traditional bath, above which the wall tiling increases to ceiling height. On the side of the bath is a swinging glass screen to prevent splashes from any over-enthusiastic bathers reaching the grey laminate flooring. Also behind the screen is a twin-headed rain shower.
Beside here, the second bedroom is a comfortably proportioned double room where the bed still leaves space for a free standing wardrobe, large chest of drawers and a student's desk, without feeling at all crowded.
Moving along the landing towards the front of the home, on our left is the third bedroom. Overlooking the front aspect, this room is long and narrow but provides a surprising amount of space. Ideal for a teen with a desk and PlayStation, as it's a gamer's dream room
Finally, we come to the principal bedroom, and if ever a room was worthy of such a title, then this is it. Far larger than any of the rooms so far, it is made even bigger by the 'L' shaped layout where a part of the shorter arm has been filled with an enormous, fitted wardrobe, at a stroke solving any clothes storage worries.....unless you are wardrobe mistress for the local amateur operatic society!
The main body of the room presently contains a king sized bed and I always think that a good measure of the size of a bedroom, is whether a pair of bedside tables start to make it look cramped or not....but here, such a thought is silly, as either side of the bed are not tables, but full sized chests of drawers and no; they do not make it seem cramped....I rest my case!!
As befits the room's status, to one side is the door into the en-suite. This has been attractively tiled with decorative splash-backs in a contrasting stone pattern. There is a large, heated towel rail to keep the space cosy on the harshest mornings, and the pedestal hand basin and lavatory are complemented by the walk-in shower cubicle.
This is a real family home, but when the family starts to get on your nerves, then this room gives you a haven of peace, and if you can't relax here, you don't need a house, you need therapy.....
