Location

The land lies about 1.4 miles north of the attractive South Hams village of Ugborough, a traditional community centred around its parish church, village pub and primary school.
About 2.8 miles to the west lies Ivybridge, known as the southern gateway to Dartmoor. The town provides an extensive range of day to day amenities including supermarkets, independent shops, schooling, leisure facilities and a mainline railway station with services to both Exeter and Plymouth.

The A38 runs to the north of the land and connects Plymouth (16 miles west) to Exeter (30 miles east). The area benefits from excellent access to Dartmoor National Park in the north and South Hams National Landscape (AONB) to the south within which are located many popular coastal towns and villages including Newton Ferrers, Bantham and Salcombe.
