  • The perfect blend of characterful style and modern family living
  • Set in lovely, private, gardens with garage and multi-vehicle driveway

A beautiful, 4-bedroom, character, stone cottage with spacious enclosed gardens, garage and driveway. Situated across from pleasant woodland on the outskirts of Forres, Knockomie Lodge is just a short drive from all the amenities of town such as medical provision, shops, schools and transport links. Loch of Blairs and Altyre Estate are on the doorstep, affording stunning walks and wildlife spotting opportunities.

Formerly a successful B&B, this immaculate private residence is exceptionally well appointed and has an abundance of delightful features. The accommodation comprises lounge, sunroom, open-plan kitchen/dining/sitting room, shower room and ensuite double bedroom on the ground floor. Upstairs comprises 3 double bedrooms (one of which is ensuite) and a further shower room. External spaces are generous, including a driveway for multiple vehicles, garage, beautiful trees (including fruiting varieties of apple, pear and quince), patio and decking areas as well as plenty of space for planting beds and vegetable plots. Regular visitors to the garden include red squirrels, tawny owls and pine martens.

Entrance to Knockomie Lodge is through a glazed door into the welcoming vestibule. A further vintage wooden door with ornate ironmongery leads into the hallway.

A super-bright, triple-aspect, dining kitchen/living room bathed in light streaming in through the large picture window looking to rear garden. A patio door leads out to the garden and further tall windows enhance the indoor/outdoor connection. The kitchen is fitted with pristine piano key finish cabinets and drawers and tall, pull-out, larder-style cupboards, an integrated fridge, freezer, dishwasher and 2 ovens. A lovely island with a marble top boasts an inset induction hob with stainless-steel extractor hood above. A wonderful feature of this open-plan living space is the large, curved, wood burner sitting on a slate hearth, bringing warmth on those cooler evenings.

From the kitchen, a staircase with modern metal balustrades, leads to an upper double bedroom, with coombed ceilings and lovely views across the grassland beyond.

The separate cosy living room and adjoining, spacious, sunroom are ideal spots for relaxation and entertaining. The spacious sunroom has ample space to accommodate a dining table to seat 8 for additional dining with lovely views out across the woodland beyond.

The lovely downstairs double bedroom is double aspect, has built-in storage and an especially large ensuite shower room.

Ascending the stairs from the front hallway, the main staircase has a turn, mid-landing and a Velux window bringing in natural light. There is ample storage capacity, with 2 cupboards on the upper landing and another in the downstairs hallway.

Both upstairs bedrooms are spacious and well-appointed; one of which is triple-aspect and the other is dual-aspect.

Garden and Outbuildings

Outside, in addition to the attractive private gardens and driveway, there are 4 concrete kennels with heating and lighting: perhaps presenting a business opportunity in animal boarding. The large wooden garage (5.8m x 2.6m) houses the biomass boiler which, along with the wood burner has recently been serviced. The garage has lighting, power and plumbing for a washing machine.
