Located on a small, modern self-contained estate in Gwersyllt and within a short walk of Lidl and the shopping parade, sits this immaculately presented family home that offers a great deal to a growing family.

Opening the semi-glazed white UPVC front door, we step into the bright inner hallway, where the stairs rise in front of us and which is amply wide to accommodate all the family's outdoor coats, without them being in the way.

A door off the hall reveals the very handy downstairs cloakroom; beautifully tiled throughout and containing both a lavatory and a unitary hand basin with additional storage beneath. Once you've had the pleasure of a cloakroom, there is no going back!

The next door from the hall takes us into the lounge with its luxurious looking and very welcoming solid wood flooring. There is something about the warmth suggested by plain wood as a floor covering that lifts any room from the realm of the ordinary, making it simply feel special. And that is before we consider the ease with which it is kept clean... because after all, we are looking at a family home, so it pays to think of practical matters. I'm sure, in this modern day, that if you wanted to add a log burning stove, it should be fairly easy to do.

A stylish set of fully glazed doors at the rear of the lounge takes us through into the dining room. This room welcomes us in and is capable of taking a set of dining table and chairs quite comfortably. It also benefits greatly from having the kitchen right next to it and almost open-plan. The glass from the lounge door and of course, the opening patio doors from which you step into the charming rear garden, keeps this space flooded with natural light. If you have friends over, this will be a lovely place to relax and unwind with them, and when summer comes, the open patio doors will give you that Al Fresco dining feeling.

Moving into the kitchen, we find an ergonomic delight, managing to house everything you could need in a neat, efficient and highly workable layout. Actually, that makes it sound a bit soulless when it is anything but; it simply works. The fitted units are of high quality, their light colour contrasting nicely with the black tiled splash-backs, with a mass of storage space and enough worktops to make a small bakery workable. Here you have space for every conceivable technology to make life as easy as possible, and better still, everything falls readily to hand.

Stepping out through the patio doors, we find ourselves, unsurprisingly enough, on a patio. Taking up virtually a third of the garden area, this provides a delightfully sheltered spot in which to relax, have a drink, a BBQ, and just let the world and its cares pass you by. Raised beds built from what I took to be reclaimed railway sleepers run around the rear fence, giving the opportunity for adding colour or perhaps even growing your own veg. The remainder of the area is given over to an artificial lawn, the perfect solution for those wanting a garden but lacking the time or the aptitude to follow traditional routes.

Back indoors and moving upstairs, it is hard not to be impressed by the stylish handrails and banister; a blend of polished wood and stainless steel.

The first door we come to leads into the family bathroom with its dark grey 'stone' ceramic floor. In here we find a pedestal wash hand basin, of course a lavatory and then a rather posh bath with centrally positioned mixer taps. A frosted window lets the light flood in and keeps prying eyes out, not that it's that kid of area....before you ask!

Adjacent to here is the first of the double bedrooms, a well proportioned space easily capable of accommodating a double bed along with various items of free standing furniture. A window looks out over the rear garden and provides plentiful views of the stars at night.

Moving towards the front of the home, we come to the third bedroom. Fortunately, this is not as small as many examples, because it has in the past, played host to a pair of single beds...although floor space would have been limited. As a nursery, however, it comes into its own with the boxed-in section above the stairwell, making the perfect baby changing table.

Last but not least, we come to the principal bedroom. Bigger than the first double and with space for a formal dressing table. This has, as befits its status, a very useful en-suite shower room.

This is fully tiled and contains a very neat unitary hand basin with a storage cupboard beneath, lavatory and a full sized walk-in shower where the rain shower drawers its hot water directly from the home's combi boiler, meaning it's goodbye to the feeble trickles offered by many electric units or, horror of horrors, running out of hot water altogether just as you get covered in lather....
