Summary

An attractive and generously proportioned Victorian terraced house, constructed with natural stone elevations beneath a tiled roof, and offering well-balanced accommodation.

The property presents an excellent opportunity for further improvement and potential enlargement, subject to any necessary consents, and benefits from gas central heating and double glazing throughout.

Accommodation briefly comprises an entrance hall, a bay-fronted sitting room, dining room with a large walk-in larder, kitchen, WC and rear porch, three well-proportioned double bedrooms, a large family bathroom, and a particularly generous landing which offers scope for the creation of an additional staircase to the attic or en-suite bathroom if desired.

Occupying an unusually large plot, the property enjoys both front and rear gardens, with a shared gated driveway passing beneath an archway to the rear, where off road parking, garage, large shed and a long lawned garden can be found.

Accommodation

The accommodation is particularly generous throughout and is arranged over two floors, with huge scope for further extending into the vast attic space, subject to the necessary consents.

On the ground floor, an entrance hall features quarry tiled flooring, a staircase with timber balustrade which rises to the first floor, with original panelled doors leading to the principal rooms.

To the front is a bay-fronted sitting room featuring a chimney breast with open fire box, whilst the dining room provides a spacious second reception room with a tiled fireplace incorporating a gas fire and a very handy a walk-in larder, fitted with shelving and offering excellent storage.

To the rear, the kitchen is fitted with a full range of cabinetry, a stainless steel one-and-a-half bowl sink with mixer tap and a double-glazed window to the side aspect, with a door opening to the rear porch.

Additionally, a ground floor wc and a rear porch provide further practicality.

On the first floor, a large landing provides access to the roof space and has panelled doors to all rooms. With its generous proportions, it offers superb potential for reconfiguration, the creation of an additional bedroom or bathroom facilities, or even a staircase up to the attic -all subject to requirements.

The master bedroom is a large double bedroom and enjoys an aspect to the front, along with the third bedroom. The second, also a very generous double, enjoys the outlook over the rear garden.

A spacious family bathroom completes the first floor accommodation and offers a large built in storage cupboard and white suite comprising a panel bath, shower enclosure, pedestal wash basin and wc.

Outside

The property occupies an exceptional plot with gardens to both the front and rear. The long rear garden is predominantly laid to lawn and offers a timber garage, a large timber shed, and additional off road parking for multiple vehicles. Additionally, there is a concrete garage based already installed, with existing planning permission to erect a new garage, should one wish to do so.

In total, the grounds extend to approximately 0.17 of an acre.

Location

Somerton was an important town in Anglo-Saxon times eventually becoming the capital of Wessex. It's now a lovely, friendly and thriving Market Town in the heart of Somerset, with a wide 17th Century Market Square with a Buttercross as a focal point in the centre. The Market Square itself is surrounded by the old town hall, elegant houses and inns which create an attractive townscape drawing visitors from all over the world. Somerton's Market Place has a Grade II Listed Market Cross in the centre, described by Niklaus Pevsner, as "one of the most happily grouped urban pictures in Somerset".

Somerton provides a wide range of local services including a variety of independent shops and galleries, a small supermarket, Doctors Surgery, Dentist, Library, Butchers, Newsagents and Chemist. It is conveniently situated with easy road access via the A303 road a few miles south, the M5 to the north and the main line rail station at Castle Cary, with regular services to London.

There are lots of good restaurants and pubs in the town and surrounding villages, and most sporting, cultural and social requirements can be met. Close by are other towns and cities, including Street, Glastonbury, Wells, Castle Cary, Yeovil and Sherborne, with Bristol, Bath and Taunton also within easy reach.

Schools

There are excellent state and independent schools locally which include a well-respected primary school in Somerton and secondary schools (and 6th form college) in Street and Huish Episcopi. Independent schools include Millfield (at Street & Glastonbury), Wells Cathedral, Downside, All Hallows and the schools at Bruton, Sherborne and Taunton.

P.S.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion. Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed. They work in conjunction and share the commission on completion. The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed. They work in competition and only the agent who sells receives a commission on completion. Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you.
