Description

Cherished by the current owners for the last five decades or so, 11 Landale Road is a handsome, detached Victorian villa located in the heart of Peterhead. The house offers generously sized and versatile accommodation over three floors and displays a number of original period features. Rich in character and with potential to upgrade the top floor, this is a property that has been lovingly maintained over the years, creating a fine home in a central location.

11 Landale Road is set back with an imposing pillared entrance and steps up to the front door. This opens into a fabulous entrance hall with intricate floor tiles and elaborate cornicework, along with the pitch pine architraves and skirting boards that are a feature in many of the rooms. Off the hallway is the spacious sitting room with bay window and in-built shelving cabinets set either side of a fireplace. On the other side of the hall is the dining room, again with full height windows and a fireplace. Off the dining room is the well-equipped fitted kitchen which benefits from an extensive range of units along with a two oven cream AGA. The lounge is a more informal and cosy reception room. Completing the ground floor is a downstairs cloakroom/WC and sizable utility room. Also on this level is one of the real highlights of this property- the spa suite which comprises a large sauna, jacuzzi/indoor hot tub and shower.

The main bedrooms are on the first floor reached via a fine staircase which has a beautiful arched stained glass window halfway up. There is a good sized landing off which are three double bedrooms, each with a wash basin. Also on this floor is a dressing room with a wall of mirrored wardrobes, and a bright office/bedroom five.

The top floor is home to two further double bedrooms and a box room, and has great potential and versatility depending on a buyer’s requirements.

Outside: There are four attractive stone outbuildings and an expanse of neatly maintained lawn and a dug border. Parking is available via on street parking.

Location

The town of Peterhead was founded by fishermen and developed as a planned settlement. In 1593 the construction of Peterhead's first harbour, Port Henry, encouraged the growth of Peterhead as a fishing port and established a base for trade. A lifeboat station was first established in 1865. A new phase of growth was initiated in the 1970s with Peterhead becoming a major oil industry service centre, and the completion of the nearby St Fergus gas terminal. At this time, considerable land holdings were allocated for industrial development. It retains a relatively diverse economy, including food processing, textiles, service industries and, still importantly, fishing. Local schooling includes Anna Ritchie Special Education School, Peterhead Academy and Peterhead New Community Campus.
