If you’d prefer to remain independent while enjoying the reassurance of support when needed, Eaves Court could be the perfect solution.

This warm, spacious and modern one-bedroom first floor apartment is set within a welcoming assisted living community. Residents benefit from in-house care staff available during the day, alongside a 24-hour emergency call system, offering peace of mind without sacrificing independence. Managed by Anchor Trust, a respected non-profit organisation, the development is also regulated by the CQC (Care Quality Commission).

The flat is presented in immaculate condition, with new carpets, tasteful interior design touches including fitted curtains, and is bright and airy throughout. The open-plan lounge and dining area features double glazed doors leading out to a generously sized private balcony, enjoying views over tranquil landscaped gardens.

Glazed doors open into a sleek modern kitchen, fully equipped with integrated appliances including an oven, hob, cooker hood, microwave, fridge/freezer, washer/dryer and dishwasher. Gloss-finish units provide excellent storage space.

The spacious bedroom includes a double built-in wardrobe and leads to a contemporary ensuite bathroom with a walk-in shower. A good-sized hallway offers two additional storage cupboards and access to the ensuite.

Eaves Court offers fantastic communal facilities, including two air-conditioned lounge/dining areas and an on-site café serving drinks and light lunches — ideal for socialising, events, or a relaxed morning coffee. Reception staff are on hand during the day, with optional daily wellbeing checks. Wide corridors and doorways accommodate mobility aids, and there is easy access to a lift, plus parking for residents and visitors.

The service charge includes two hours of tailored care per week, with the option to purchase additional support if required. All exterior maintenance, gardening, and even handyman services are taken care of.

Ideally located just a short walk from the High Street, residents have convenient access to Tesco, M&S Food, cafés, pubs, restaurants, GP surgeries, dentists, opticians, pharmacies and the Post Office.

Offered with one owner and no onward chain, this is a rare opportunity to enjoy independent living with comfort, convenience, and support in a beautiful setting.

Full profileProperty listings
Princes Risborough lies in the lee of the Chiltern Hills, mid-way between Aylesbury and High Wycombe and is approximately 35 miles North West of London and 20 miles East of Oxford. This popular market town offers a post office, banks, a leisure centre and a good range of local shops as well as Tesco and Marks and Spencer supermarkets. The oldest part of the town lies around the parish church of St. Mary. The church is a handsome building of flint and stone, originally of the 13th century, but with Tudor additions and alterations. The mainline railway provides excellent access to London Marylebone from either Monks Risborough or Princes Risborough. The M40 motorway provides fast access to London or Birmingham and the rest of the motorway network. Princes Risborough is one of the few towns that sits on The Chiltern Ridgeway, and as such is a very popular place for walkers, both serious, and less so. There are many footpaths, bridleways, circular walks, and interesting historical sites to visit in this Area of Outstanding Natural Beauty. The area offers some of the finest views in the Chilterns, with an abundance of interesting and unusual natural history and is an excellent place to see Red Kites soaring over the hills. For the keen cyclist The Phoenix Trail, part of route 57 of the National Cycle Network, is an award winning cycle route that follows the disused railway line from Princes Risborough to Thame (some 6 miles). There are many interesting sculptures and excellent views along the Trail, which is well signposted from The Town Centre, and the Railway Station. For golfers there are eighteen-hole golf courses at Ellesborough and High Wycombe and nine hole courses at both Whiteleaf and Saunderton Lee. Princes Risborough has its own tennis club and there are local Rugby Football Clubs at Aylesbury, Chinnor, High Wycombe and Thame.
