Description

Cairnconon Byre is a stunning, modern and energy efficient house, completed in 2023, and designed to a very high standard, using materials chosen to reflect its agricultural heritage. Built by a craftsman for his family’s own use, it was designed by the well known architects, Loader Monteith, and in 2025 won an award from the Dundee Institute of Architects for Best Use of Stone, and a commendation in the House of the Year category. It was also picked by Dezeen architectural and design magazine as one of ten most interesting houses out of a list of 300 properties that they published from around the world in 2025, and in the same year was featured in Homes and Interiors Scotland magazine. The design brief was to build a house using local and in-keeping materials, while embracing the best of contemporary living, and with a low environmental impact, and reuse of stone. The sinusoidal red metal roof was inspired by local agricultural buildings, yet is highly durable and connects the new house with its surroundings, and can be a lovely rust colour in changing light. Built on the site of a former farm byre, it uses much of the original reclaimed Carmyllie stone, along with dark panelled thermo wood cladding and large amounts of glass, thereby linking the house to its gardens and views. On a clear day the sea can be seen to the south, and the Angus hills to the north. Internally the house has also been designed with its setting in mind, with polished aggregate floors, yet at the same time the house is energy efficient with a mechanical ventilation heat recovery system, large double glazed windows for solar gain, an air source heat pump, high levels of insulation, and underfloor heating throughout. Built in an L shape, with a kitchen/living room wing, and a bedroom wing, linked by an entrance hallway, the house has been designed to maximise privacy and make the most of its views. Cairnconon Byre, as the name suggests, is built on the site of a former farm byre at Drummygar and is part of a little grouping of cottages, farmhouse and steading, which now part incorporates a small micro distillery. Originally known as The Annexe, the property has since been named after a small hill to the east.

Part of the original byre still remains and previously had planning, now lapsed, as part of an earlier application by the sellers, for restoration to outbuildings, and so has potential, subject to any new consents, and ducts for water and electricity from the house have been laid. Internally the levels of finish in the house are high with a fitted German kitchen with quartz worktops, Porcelanosa tiling in the bathroom and en suite, and Rationel doors and windows. All in all the effect is spectacular.

The front door opens to the hallway with folding doors to a useful cupboard, and a door to the garden. The wonderful open plan dining room/kitchen has a full height ceiling, so is light and airy, a double sided wood burning stove (shared with the living room) and door linking to a garden patio. Fitted NEFF appliances include an undercounter fridge, induction hob with extractor, oven and grill, and a dishwasher, along with a twin Blanco sink. Off this is the living room, again with a full height ceiling, picture windows for light and views, and sliding doors to the patio. A utility room has units with sink, plumbing for washing machine, space for dryer, fitted shelves, cupboard, and a hatch to floored roof space with hot water and accumulator tanks. Within the other part of the house a bedroom passageway from the hallway leads to a family bathroom with a full height ceiling, free standing bath, washbasin with vanity unit, WC and a tiled floor. All the bedrooms have glazed doors linking to the garden, and cupboards. Bedroom 1 has an en suite with shower, washbasin, WC and tiled floor, while bedroom 2 has a hatch with an attic ladder to floored roof space housing Zehnder Comfort Air Q controls. The double aspect bedroom 3 is currently used as an office/studio.

Outside, the enclosed garden has gravelled parking, lawns and flower borders, together with a part walled site of the former byre. There is a Grant Aerona Air Source heat pump, log and bin storage.

Location

Cairnconon Byre, Drummygar, Carmyllie, Angus is most conveniently located to the south of Letham, in attractive rolling countryside. It is almost equidistant from the Angus towns of Forfar, Arbroath and Carnoustie and only about 8 miles from the A90 dual carriageway which provides fast access north to Aberdeen and to the south. Dundee is easily reached, while journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

Primary schooling is found at Redford (Carmyllie) and at Monikie, which also has a local shop, with secondary schooling in Carnoustie and Arbroath. There is local shopping including a post office, convenience store, chemist and baker in Letham. The well known Milton Haugh farm and coffee shop is close by. Forfar, Carnoustie and Arbroath provide extensive shopping, business and leisure facilities. Private schooling is available at the High School of Dundee. Dundee offers all the facilities expected of a major city including an excellent range of shops and professional services, together with good leisure facilities, two universities and Ninewells Hospital. It is an established centre of excellence in education and life sciences, and its renowned cultural facilities include the V&A museum.

There are local golf courses at Forfar, Barry and Arbroath, with the renowned championship course at Carnoustie within easy reach. Fishing can be taken on the nearby North and South Esks. The Angus Glens provide some of the best hill walking in eastern Scotland, with skiing at Glenshee. There are pleasant sandy beaches at East Haven, Lunan Bay and at Arbroath which is famous for its smokies and has a marina. Crombie and Monikie country parks are nearby and have lovely walks, together with other activities. Locally there are equestrian facilities at Bractullo Mill (Letham), West Drums (Brechin) and a RDA facility at Inverarity. There is a local Carmyllie Heritage Trail circular walk.

There are railway stations at Arbroath, Carnoustie and Dundee with mainline services to Aberdeen and to the south, including a sleeper. Aberdeen and Edinburgh airports provide a range of domestic and European flights and there are services from Dundee to Heathrow.

From Dundee travelling east on the A92 (Arbroath road), take the B978 at the Claypotts Castle junction, adjacent to Sainsbury’s. After 0.5 miles turn right, and right again onto the B961. Proceed through Newbigging and past Monikie and Crombie country parks. At the crossroads with the B9128 (Carnoustie to Forfar road) proceed straight over on the B961. Proceed past the Milton Haugh Farm shop, and past the junction with the B9127 (Inverarity to Arbroath) and continue up the hill. At the War Memorial turn left, signposted Greystone. After 0.4 miles turn right on to the unmarked minor public road. After 0.4 miles turn right, signposted Drummygar. Proceed past the cottages, Drummygar Mains House and steading and Cairnconon Byre will be seen ahead.

If coming from the north on the A933 (Brechin to Arbroath road) just to the south of Friockheim (some 8 miles from Brechin) turn onto the B961, signposted Redford and Newbigging. Some 0.7 miles after passing through Redford turn right at the War Memorial and proceed as above.

Alternatively, some 4 miles south of Forfar on the A90 dual carriageway take the turning signposted Inverarity. Continue through Inverarity on the B9217. Continue straight over the junctions with the B978 and B9128 and at the T junction with the B961, at Milton Haugh, turn left, signposted Friockheim. After 0.2 miles at the war memorial turn left and proceed as above.
