Location

Kincladie is located about 1.2 miles from Dunning, and about 6 miles from Auchterarder. The house has excellent commuting links thanks to its proximity to the A9 (about 3.5 miles) and Gleneagles railway station (about 10.8 miles).

Dunning is a small village steeped in history. It is built around the centrepiece of the village, the Old Parish Church of St Serf. Built in the 12th-13th century, the church was the only feature of the village to survive the 1715 Jacobite Rebellion. In the village, there are a range of services including a primary school, convenience store, café, tennis court, bowling green, golf club, hotel with restaurant as well as the popular Kirkstyle Inn. The Ochil Hills sit to the south west of Kincladie, offering many walks and the opportunity to enjoy the scenic beauty of the Scottish countryside.

A wider range of services and amenities can be found in Auchterarder (about 6 miles), including a supermarket, two butchers, bakery, post office, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops. Private education is available at Morrison’s Academy and Ardvreck Preparatory School in Crieff, and Craigclowan, Strathallan, Dollar Academy, and Glenalmond are all also within easy reach.

The world renowned Gleneagles Hotel is about 11.7 miles away, and offers a wealth of luxury leisure facilities including a riding school and three championship golf courses. Perth lies some 8.6 miles and offers a broad range of national retailers, theatre, concert hall, cinema, restaurants and railway station.

The commuting links are very strong. Nearby Gleneagles railway station runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow. The A9 provides quick access to Stirling, Glasgow and Perth where it connects with the M90 to Edinburgh. Edinburgh Airport is around 49 miles away, and Glasgow Airport about 61 miles.
