Contemporary holiday home with detached annexe in a superb setting on Isle of Skye

Description

The Bridge is a well presented property with established income, coastal views and flexible accommodation on the dramatic north coast of Skye. The property is located within the traditional crofting township of Kendram, in Kilmaluag on the northern tip of the island. Completed in 2017 with two additional suites added in 2020, the property enjoys open views towards Kilmaluag Bay and is ideally positioned for the island’s most celebrated landmarks including the Quiraing, Trotternish Ridge, Kilt Rock and the Old Man of Storr.

Currently operating as a successful holiday let, The Bridge offers an exceptional opportunity to acquire a turnkey B&B with further self-catering accommodation, or potential to be a flexible family home with outstanding guest or multi-generational living space.

The main house offers three en-suite bedrooms and generous reception space. The ground floor opens with a bright dining hall leading through to a spacious sitting room with its own en-suite, providing the flexibility to use this area as an additional bedroom if desired. The modern kitchen is fitted with a range of wall and base units and offers direct access to the rear of the property. The ground floor en-suite double bedroom enjoys far-reaching views towards Kilmaluag Bay while upstairs, a superb family room with elevated coastal vistas is flanked by two well-proportioned double bedrooms, each with contemporary en-suite shower rooms. The property further benefits from triple glazing and oil-fired central heating throughout.

To the rear of the property is a detached annexe, comprising two self-contained suites over two levels which could easily be reconfigured as one. Each floor comprises a dining area, fitted kitchen, double bedroom and en-suite shower room. With sea or garden views and private parking, they offer excellent income potential for self-catering lets or highly flexible guest accommodation. Heating within the suites is provided by modern electric panel heaters. The annexe has a useful adjoining store room.

The property sits within its own grounds with ample private parking. Its position on the north coast of Skye provides immediate access to dramatic landscapes, popular walking routes and the island’s most iconic attractions. Whether continued as a thriving hospitality business or reimagined as a substantial family home with additional guest accommodation, The Bridge represents a rare opportunity to acquire a modern, high-quality property in one of Skye’s most picturesque locations.

Location

The Isle of Skye, the largest and most northerly island in the Inner Hebrides, is renowned for its spectacular scenery, vibrant culture and heritage and diverse wildlife. The island's dramatic scenery is dominated by the Cuillin, a wild and rugged range of mountains rising to more than 3,000 feet above sea level. The island is peppered with wonderful walks along a coastline which includes cliffs, caves and beaches, and there are two beautiful coral beaches near Dunvegan. The Cuillins attract hill walkers and mountaineers from all over the world, and for the country sportsman, the dramatic island landscape is also host to some of the most exciting deer stalking and salmon fishing in Scotland. Trains run from Kyle of Lochalsh to Inverness, and a daily ferry service runs from Armadale to Mallaig. There are daily flights from Inverness Airport (143 miles) to London.

The Bridge is located within the traditional crofting township of Kendram, in Kilmaluag on the northern tip of the island. The nearest dining options include The Flodigarry Hotel (approx. 2.5 miles) and, in Staffin (approx. 5 miles), Columba 1400 and Kilmartin. Further options are available in Uig, including The Uig Hotel and The Ferry Inn (approx. 10 miles). During the high season, advance booking is strongly recommended. The Bridge is ideally positioned for the island’s most celebrated landmarks including the Quiraing, Trotternish Ridge, Kilt Rock and the Old Man of Storr.

Portree (23 miles south) is the main town on Skye, offering a wide choice of cafés, restaurants and traditional pubs. The town provides excellent local services, including supermarkets, independent shops, a medical centre, schools, sports facilities, and a thriving arts and community hub with boat trips, galleries, bakeries, outdoor-activity providers and year-round amenities all within walking distance.

From Portree, follow the A87 north towards Uig. At Uig, continue by turning onto the A855, signposted for Kilmaluag. The property lies approximately 10 miles beyond Uig. Alternatively, from Portree take the A855 via Staffin. The property is located approximately 5 miles north of Staffin. On entering Kilmaluag, continue for around half a mile; The Bridge will be found on the left-hand side just before the stone bridge. Please note that if travelling from the south via Fort William and using satellite navigation, some systems may direct you to Mallaig for the onward ferry crossing to Skye. This service must be booked in advance. To avoid the ferry, ensure your route is set via Kyle of Lochalsh. What3words: ///carefully.wakes.book
