Guide Price: £1,000,000 to £1,100,000

Set on one of the Mapesbury Conservation Area’s most desirable streets, this exceptional four-bedroom, three-bathroom split-level duplex occupies the upper floors of a handsome Victorian building and offers over 1,600 sq ft of beautifully designed living space. The apartment combines loft-style volume with the warmth and practicality of a family home.

The main living level is drenched in natural light and finished with engineered oak flooring, exposed brickwork and air conditioning. There’s plenty of room to relax, entertain or spread out, while the open-plan kitchen is both stylish and seriously functional, fitted with mostly quality Miele appliances; a gas hob, steam oven, washing machine and tumble dryer neatly tucked away in the pantry, double fridge-freezer and a second double fridge-freezer in the pantry cleverly placed in the eaves. Appliances are included, so you can move straight in without any hassle.

The accommodation is arranged over two generous floors. There are four well-proportioned double bedrooms, all with excellent built-in storage. Two of the bedrooms enjoy en-suite bathrooms, including an impressive main suite with a large walk-in shower and beautiful finishes including stylish Italian tiles. A separate family bathroom with bath serves the remaining bedrooms, alongside an additional guest WC, bringing the total to three bathrooms plus a cloakroom. The fourth bedroom works perfectly as a home office or guest room, offering flexibility and versatility for modern living.

The top floor has a distinct loft-style feel, with southwest-facing views across London, double glazing throughout, tasteful Westex carpeting to the landing and cleverly designed storage. Every detail has been considered, from the German-made security door with three-point locking system to soundproofing, fireproofing and air conditioning in the living space.

The building itself is exceptionally well run, with a Share of Freehold, a proactive management company engaged and recently refurbished common parts. Works are sensibly shared between just three neighbours, creating a calm, well-maintained and respectful environment. The mix of owner-occupiers and quietly vetted tenants ensures a genuinely peaceful atmosphere, and pets are welcome.

Exeter Road sits within the heart of the Mapesbury Conservation Area, perfectly placed between Kilburn, West Hampstead and Queen’s Park. Queen’s Park itself is close by and offers open green space, tennis courts, playgrounds and popular local cafés, a real lifestyle bonus for families, runners and dog walkers alike.

Transport connections are excellent. Kilburn Underground Station (Jubilee Line) is moments away, providing fast, direct access to Bond Street, Baker Street, Canary Wharf and the West End. West Hampstead’s multiple transport options (Jubilee Line, Thameslink and Overground) are also within easy reach, making commuting into Central London quick and straightforward. Numerous bus routes add further flexibility for getting around the city with ease.

A word from the current owners:

We’ve absolutely loved living in this flat. Being on the top floor, it’s wonderfully quiet, airy and filled with natural light, giving it a calm, private feel while still being superbly connected to the centre of town. With four generous bedrooms and multiple bathrooms, it’s been ideal for family life offering plenty of space for everyone, while still feeling like a real home. The additional eaves storage has also been invaluable, keeping the living space uncluttered and organised.

One of the highlights for us has been being part of the Mapesbury Dell community a rare neighbourhood with a genuine village feel, where neighbours connect and community events are part of everyday life. Having the Dell on our doorstep, along with excellent nurseries and schools nearby, has made this a fantastic place to raise a family.

Combined with easy access into central London, this is a home that truly offers the best of both worlds. It’s been a very special place for us, and we hope the next owners will enjoy it just as much.

Oli & Liana are delighted to be instructed on this spectacular home.
