Bramley Cottage is a detached family house situated along a ‘no through’ road with easy access onto the A12. Built in 1996 of modern brick and block construction under a tiled roof with double glazing throughout, the property has been well-maintained by the current owners and is presented in good condition.

The living accommodation is spacious and well laid out, with plenty of natural light. From the entrance hall the main staircase ascends to the first-floor and a door leads into the well-proportioned triple-aspect sitting room, with a brick fireplace housing a wood burner on a slate hearth. French doors open to the garden room which overlooks the garden and countryside beyond.

Also accessed off the hall, is the cloakroom with WC, basin and coat hanging, as well as the dining room, which adjoins the kitchen/breakfast room. The kitchen is fitted with a range of wall and base mounted units with 1 ½ bowl sink with mixer tap and tiled splashback. LPG hob with extractor hood, double oven and integrated fridge and dishwasher. There is a water softener and a larder cupboard.

The utility room leads through to a rear lobby with doors to the music room and workshop, as well as a second staircase leading to an office, bedroom four and a shower room as well as ample eaves storage. This area would also make an excellent annexe.

On the first-floor is a landing leading to the principal bedroom which is triple-aspect with wonderful countryside views. It has a built-in wardrobe and an en-suite shower room with built in linen cupboard, WC, basin and shower cubicle. There are two further double bedrooms and a family bathroom with shaped bath, shower cubicle, WC and basin.

Outside
To the front of the house is a shingle parking and turning area with a hard standing providing parking space for several vehicles. There is security lighting and a timber storage shed.

A pathway leads to the garden which is laid to lawn with flower and shrub borders, enclosed by hedge and close-boarded fence with lovely views of the surrounding countryside. A paved terrace provides space for outdoor dining and entertaining and a trellis archway and a variety of apple trees add an attractive backdrop. There is also access from the garden room, an outside light and garden shed
