Situated on a peaceful road just a short walk from the village centre and train station, this property is ideal for those seeking a long term family home.

The front door opens into a central hallway that sets the tone for the rest of the house. At the front is a versatile bedroom/study, ideal as a home office, guest room, or snug, with an attached downstairs shower room and WC. Moving through the hallway, you’ll find a bright and spacious reception room, perfect for everyday living and relaxing with plenty of natural light.

To the rear sits a separate dining room, comfortably sized for family meals and entertaining, with doors that create a lovely sense of flow between the main living spaces. Adjacent to the dining room is the kitchen, neatly laid out with good worktop space and storage, and well positioned for both day-to-day use and hosting. There is plenty of scope to extend (STTP) from the kitchen to create a stunning open plan family space, to match the already expanded upstairs.

The landing opens onto a generous arrangement of five bedrooms, with two bedrooms added to the left by a second storey extension, making this an ideal home for families. The principal bedroom is impressively sized, with ample room for wardrobes and additional furniture. The second is equally as spacious, while the rest of the bedrooms are all well-proportioned, offering flexibility for children, guests, or further home-working needs. A modern family bathroom completes the upstairs accommodation.

The house is serviced by a large driveway at the front, and a well maintained rear garden with mature shrubbery and patio.

Hinchley Wood is a charming, tree-lined village highly sought after by both families and commuters. Manor Drive sits on a popular crescent, just a 6 minute walk from Hinchley Wood Station, which offers regular direct services to London Waterloo in approximately 30 minutes, and the increasingly popular Outstanding Hinchley Wood School. The nearby Hinchley Wood Parade provides a range of everyday amenities, including a local supermarket, butcher, and Costa Coffee.

NEW NAME. SAME COMMITMENT In 2021, my sister Claire and I took over the business that our father established in 2002. Since then, we’ve been on an incredible journey – and one that culminated in 2023 with a rebrand that saw us change from Grosvenor Billinghurst to Grosvenor . However, our new name quickly caught the attention of an asset management company, with a similar name, and we entered into legal discussions. Of course, being faced with this predicament so soon after launching a new identity was initially a blow; we had invested a lot of time, money and energy into the rebrand. But after really reflecting on the name Grosvenor in the context of the direction the business is now heading in, this new problem became an exciting opportunity. Firstly, Grosvenor was simply a name chosen by our father many years ago. It had no real bearing on who we are as a business today. Nor did it have any direct links back to Claire and I as owners. Furthermore, as a second-generation family business, it’s our name that is, as they say, above the door. And it’s our name that’s important when it comes to driving the business forwards – not Grosvenor. So, whilst the decision to change our name for a second time in 12 months was initiated by external factors, we’re glad that it’s happened. Now, the values that form the foundation of the business are no longer ascribed to Grosvenor , but to Davies Property Partners – our new (and final) name. With our family name now at the centre of the business and this newfound opportunity to celebrate our roots, we feel more invigorated than ever. As a family-owned and managed business that’s started a brand-new chapter, we now look forward to continuing our journey and being part of yours as you embark on your next chapter – either as a seller, buyer, landlord or tenant.
