Situation
The land is situated on the south side of Cemetery Lane directly abutting Tweedmouth which, along with Spittal, forms one of Berwick upon Tweed's principal suburbs. The town (population approximately 14,000) stands mid-way between Edinburgh and Newcastle on the A1(T) and has a railway station on the east coast mainline route which provides regular services to Edinburgh and Newcastle (45 minutes) and London (3¾ hours).

Berwick upon Tweed is situated close to the Scottish Border in an area of great natural beauty and one which is steeped in history shaped by the evolution of Christianity in the United Kingdom and by the ravages of the Anglo-Scottish wars in the Middle Ages. The town itself is famous for its diverse past as a long disputed border fortress, its medieval town walls, iconic road and rail bridges and Georgian architecture.

Modern Berwick is an attractive vibrant coastal town which offers a broad range of services including retail, leisure and financial, a twice weekly open market, first class private and state educational facilities and excellent transport links. There is a modern theatre and arts centre ("The Maltings") and a sports centre ("The Swan Centre") in Berwick itself. The east coast is famous for its magnificent sandy beaches and steepling cliffs. The area has a number of excellent golf courses including those at Berwick and Goswick and there are lovely countryside walks throughout the area. The region remains largely unspoilt and provides the opportunity for an excellent quality of life.

Description
The land comprises a single, well shaped permanent grass field which could readily be brought into arable production. It lies between the 55 metre and 75 metre contours and slopes gradually from south to north. Soils comprise fertile sandy-clay loams (Salop Association) of mainly medium constituency, slightly stronger towards the north end. Field fences are generally serviceable and grass swards are relatively clean with no significant weed ingress. Mains metered trough water is supplied.

In recent years the field has been licenced annually for seasonal grazing purposes.

Planning and Development
The land currently lies immediately outwith the settlement boundary but adjoins the developed town directly to the north and west. Tweedmouth cemetery is located to the east.

The land is included in the Northumberland County Council 2024 SHLAA (Ref: 1187) which states that the site is suitable in part, available and achievable in part and which estimates a total capacity of 150 dwellings. Of these, 30 are projected for delivery in the next 11-15 years with the remaining 120 dwellings forecast for development thereafter.

Importantly, the SHLAA assessment pre-dates the Labour Government's revised National Planning Policy Framework (December 2024) which resulted in a substantial uplift in housing requirements across Northumberland. As such it is reasonable to assume that the significantly increased housing targets for Northumberland may shorten the time horizon for this development.

As a consequence of the Government's accelerated housing requirements Northumberland County Council commenced its Local Plan review and issued a Call for Sites last year. In response the Vendors submitted a Call for Sites application in September 2025 in which it was estimated that 150 houses could be delivered within 10 years.

No significant work has been undertaken in respect of promoting development of the land.
