Standing in the summerhouse outside the Leighton Buzzard home seven years ago, the current owner of Copper Beech House knew she had fallen hopelessly in love. She loved the incredible setting of the Copper Beech Way property and already knew this was where she wanted to live. “I realised I wanted to buy it before I had even set foot inside,” she admits. “I stood in that summerhouse and thought how quiet the place was. It was surrounded by trees and next to the golf club – and yet there were good schools close by and you could walk into town in 30 minutes. This is a very sought-after area that feels rural and it was within reach of everything we needed. I knew it was exactly what I was looking for.”

ALL SEASONS
After viewing the interior of the detached, four-bedroom house, the owners realised they wished to upgrade and transform it to meet their own requirements. “I could see what I wanted to do with it immediately,” she recalls. “We went through the entire house, replacing everything from the flooring to the bathrooms and the kitchen. We installed triple bi-folding doors in the sitting room, which are lovely in the summer months, and had a wood burner fitted into the very large fireplace in there. This makes the fireplace even more of a focal point, especially when the fire is lit in the winter.”

HAPPY TIMES
Set back from the road by a walled driveway, the imposing red-brick house is entered via a central reception hall. To the left is the study, which has been an ideal place for working from home but could equally make a great playroom. There is a downstairs cloakroom and access to the sitting room, dining room and kitchen. “The sitting room is where we all tend to gather together – it is a good-sized space for a family and is lovely at any time of year,” she observes. “We have very happy memories of Christmases and other special occasions celebrated here.”

BEAUTIFUL KITCHEN
The triple-aspect sitting room can be opened up into the adjoining dining room. “This has been ideal for entertaining,” she observes. The kitchen, which features a peninsula island with a breakfast bar, is next to the dining room. “We like having the two separate spaces so that we can close the door on the kitchen,” she explains. “But we do understand that new owners may wish to remove the wall between the two rooms to create one much larger kitchen and dining space. For this reason, when we had our new kitchen fitted, we deliberately didn’t fit anything against that wall. This will make it much easier for anyone seeking to open it all up.” The beautiful new kitchen has been finished to an exceptional quality, with high specification features, such as a Quooker boiling water tap. “The adjoining utility room, which has a large sink and side entrance, is ideal for anyone with dogs, as it can be used like a boot room,” she adds.

BRIGHT IDEAS
The first floor of Copper Beech House encompasses four very good-sized double bedrooms, all leading from the gorgeous galleried landing. There is a generous family shower room and the master bedroom features a large en-suite shower room and built-in wardrobes. “This has worked very well for us, giving us all the space we have needed,” she observes. Subject to the relevant planning permissions, however, there could be potential to create additional accommodation within an annexe. Above the double garage, there is already a sizeable office space, which could have a range of uses, including as a gym or studio. There is also scope for conversion work here, leading to the possible creation of a single or double-storey annexe.

COUNTRY LIVING
The summer house and bar have been perfect for entertaining, as well as for family use during the summer months. There is also an outdoor covered seating area. “We have had many wonderful occasions in the garden, including my daughter’s Holy Communion, with 60 to 70 people,” she says. “The outside space is ideal for parties, with different areas for children and adults to spread out into.” The owners will miss everything about Copper Beech House when they leave, she admits. “The house has been wonderful and the area is brilliant. The children can walk to school; it is easy to travel into London and I can drive to Milton Keynes in 12 minutes. This is a lovely place to live, especially being so close to the woods. We only have to walk about 30 steps from the house and we feel as if we are in the countryside.”

SETTING THE SCENE
Copper Beech House benefits from generous off-road parking that includes a double garage. This building has office space on its upper level. The main garden has been designed for ease of maintenance, with paved terrace areas for outdoor entertaining. There is also a detached summerhouse, with a bar.
