Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market to be sold and we'll continue to do so once a sale has been agreed.

We can all recall fond memories of a favourite holiday accommodation, the stunningly appointed kitchen, the feeling of space, the luxury of the bathroom where a quick dip became impossible and turns into an altogether more decadent soak in the massaging spa bath, the simple and classy solid oak flooring and the views.... oh, those unbelievable views...

Well, imagine being able to have all this in your own home all year round, subtly modified to account for the British weather and remaining within easy reach of all the facilities that make life simple and convenient, because now, with this home, you can!

On the slopes above Old Colwyn, from where you are rewarded with a panoramic vista of the whole of the bay that stretches even as far as the Wirral and beyond, this is a sight of which you could never tire and just think, it will be there every time you open the curtains.... Tempted? Wait till you see it, but be careful, after this, virtually every other home will seem a bit ordinary and be honest, who wants ordinary?

With an unassuming frontal appearance, where a neatly cropped lawn slopes down towards the home. This leaves a fabulous block paved driveway leading to the integrated garage and providing off-road parking for at least three vehicles. Very swiftly, this becomes almost a stealth home, where it bombards you with features at every turn, and all of them good.

A paved path leads along the side elevation to the 'front door', set back in its porch away from the elements, ideal if you're carrying shopping, fumbling for your keys to get in and it's raining.

Opening the front door, we step into the wide and well illuminated hall, where you are immediately struck by the beautiful and almost indestructible solid oak flooring. This floor gives an almost Scandinavian feel and is a feature that spreads throughout the entire home. A set of twin semi glazed doors to the right reveals the kitchen/dining room.

Now, this is where the home really begins to show its class. Whenever I hear the term kitchen/diner my heart sinks, as in the vast majority of cases, these are simply too small to fulfil either role competently....but not here!

This manages to provide a dining area large enough to cater for a respectable dinner party, without encroaching on the magnificent kitchen in any way.

The kitchen area has been fitted with scant regard to cost, and it shows, for there is nothing here carrying the whiff of B&Q, this is pure class. Light wood units fill three of the walls and contrast nicely with the black Onyx appearance of the worktops and the ever present light oak floor. There is a breakfast bar arrangement, almost forming a fourth wall in the kitchen, providing not only additional workspace, but the option of more casual dining, you know for when setting a table is just too much faff. These units contain all the expected 21st century technology without which no self-respecting chef can function and, their being largely integrated items, ensures a clean and clutter-free appearance.

Adjacent to here and opposite the front door is the always useful utility room, providing a myriad of storage cupboards along with the washing machine and a door giving access to the rear of the garage. This garage space is just waiting to be converted into something that will actually be useful, other than storage.

Across the hall from here we find either the first of the bedrooms or, the formal dining room. There are those who feel that dining in the same space as that used to prepare the meal is just wrong so, providing you can manage with only two bedrooms this quirk can be catered for.

Crossing the hall again we come to the bathroom, which is straight from a movie set. Fully tiled throughout with a contrasting textured and coloured surface leading up the dado line, the eye is quickly drawn to the massive corner mounted massaging spa bath. This is just the sort of bath where you could expect to see a young Joan Collins peeping coquettishly out from a mountain of modesty providing bubbles... or maybe that's just the schoolboy in me. Oh, and by the way, there is also a pedestal hand basin and lavatory but after that bath, I had stopped noticing

.

Turing to the stairs, we realise that there are in fact two sets, one leading up the other down.

The lower of these takes us firstly to the smaller of the double bedrooms but bear in mind, 'smaller' is a relative term.

In here a king sized bed is readily accommodated while still leaving space for additional free standing furniture. Indeed, this is a room which, in a lesser home, would be called the principal bedroom and called thus without embarrassment.

Adjacent to here is the actual principal bedroom which, already substantially bigger than its neighbour, is given an added advantage in the form of a complete wall of fitted wardrobes, virtually negating any need for further free standing furniture, even though there is more than enough space for it. As befits the room's status, off here is the en-suite.

This features a reprise of the luxurious tile-work found in the family bathroom and containing a pedestal hand basin, lavatory and a walk-in shower cubicle, where the hot water is drawn directly from the gas combi boiler which also powers the home's central heating.

Moving back upstairs to the main hall and eventually to the lounge we find a room that, if you were not impressed enough already. would take your breath away.

This is a huge space stretching the full width of the home and which is made to feel all the more impressive by the wood flooring. It has a distinctly Mediterranean feel to it, possibly due to its size, the amount of light from the big windows and the openness of the sight lines. Nowhere is this more obvious than when standing by the patio doors opening onto the large balcony from which the scale of the view can be fully appreciated.

Looking down from the balcony into the enclosed rear garden, we see a large patio area where a section of which remains sheltered beneath the balcony on which we are standing. Now, because of the sheer size of the balcony, means the BBQ needn't stop should the weather let us down - although you're in Sunny Colwyn, so the weather never lets us down!!!

Beyond this is what I would call a "Golfer's" lawn which is big enough to look good but won't take up too much of your time in maintenance. The surroundings of this area comprise of a series of mature fruit trees, so should that long forgotten copy of Mrs Beeton's* Home Recipes begin to awaken your inner jam maker, at least you have the natural resources.

All in all this is an amazing home. I write these pieces from first impressions and here I was struck by the home as a holiday destination, but in truth it is so much more than that, being able to effortlessly become a proper home fulfilling necessary but banal everyday needs in its own inimitable style. And what style; from the quality of the fixtures to the deceptively simple yet flexible and convenient (if initially unorthodox) layout, it is a home that you could easily fit yourself into without compromise and there are very few homes that can boast that. By their nature, almost all home require compromise somewhere, but here I could not find one and even if I could, open the curtains and look at the view... you'll soon see what I mean!!
