Why You'll Like It - This three bedroom end of terrace character cottage has an attractive stone front with granite details. Inside, we enter a vestibule before stepping into the living room which has a beamed ceiling and fireplace. To the rear of the cottage is a kitchen / dining room with a range of units and work surfaces with ceramic sink, and there is space for slot in appliances. The stairs to the first floor rise from the kitchen and upstairs there are three generous bedrooms (one of which has a built in bunk bed). The family bathroom is also on the first floor and has an electric shower over the bath, WC and basin along with airing cupboard. The cottage has majority single glazing (the front door is double glazed) and there is electric heating with the main source of heat being a Dimplex Quantum High Heat Retention storage heater and there is also a fireplace. Outside the cottage has a surprisingly large sunny garden with a block built garden room which would make a good workshop or store and has the potential to be converted for working from home (subject to any necessary works and consents). The property does also have the benefit of a single allocated parking space nearby. The current owners have been able to use another parking space by arrangement with a neighbouring land owner but it is of course not guaranteed that this arrangement would continue. The drainage is private with a septic tank or cess pit located at the other end of the terrace.

Where It Is - From the centre of Ponsanooth (passing the pub and the shop on your left hand side) you head out of the village on the A393 crossing the River Kennel. After the bend and heading up the hill the property is found on the right hand side facing the main road. The access to the parking is via a right turn just before the terrace and the parking space is on the left hand side (and accommodates a single vehicle).
For pedestrian access to the cottage, the formal access from the parking space is by walking back down the hill to the main road and then walking up the main road to a garden gate. There is a white line marked on the road to give walking space but there is not a pavement. We therefore want to make it clear that anybody visiting the cottage must take great care when walking up the main road. The current owners access the property on foot via next door's garden (which avoids using the main road). There is no formal right of way to do this but the neighbour has kindly allowed the to do so. Ponsanooth is a popular village with a primary school, pub and village shop and Kennal Vale nature reserve offers delightful woodland walks with picturesque tumbling streams and historic buildings.
