RIVERSIDE, 6 LUSTY, BRUTON, SOMERSET, BA10 0BY

A charming period cottage, set within the heart of Bruton, with immense charm and potential.

The accommodation requires some modernisation but offers great scope to improve and includes an entrance hall, sitting room, dining room, kitchen, three spacious double bedrooms, and a refurbished family bathroom.

Outside, there is a garage for parking, and an enchanting, partially walled garden alongside a spring-fed brook.

Accommodation

Riverside is a period semi-detached cottage, quietly positioned just a few minutes’ walk from the centre of Bruton. Rich in original detail and offering well-proportioned accommodation throughout, the property presents an excellent opportunity to create a characterful town home.

The cottage is accessed via a side entrance hall, which connects to the sitting room and kitchen. The sitting room is a generous and welcoming space, featuring original sash windows and a traditional brick fireplace. A separate dining room also benefits from sash windows and its own fireplace, with exposed local stone walling, and stairs rising to the first floor.

To the rear, the kitchen is fitted with a range of wall and base units, making it a usable space, although it would benefit from updating. There is a lovely copper extractor, set above an alcove, which could be retained to create an impressive feature.

On the first floor are three comfortable double bedrooms, all with sash windows and timber floors which could be refurbished. Two bedrooms retain attractive cast-iron fireplaces, while the master bedroom benefits from built-in wardrobes, including a large walk-in cupboard, offering flexibility as storage, dressing space, or potential as an en-suite or study area. The family bathroom is notably spacious and has recently been updated to include stylish aqua panels, a bath with an overhead shower, a basin, and a toilet. An airing cupboard off the landing completes the accommodation.

Outside

To the rear lies a private and secluded south-facing cottage garden, with a paved terrace leading up a few steps to a level lawn. Mature planting and fruit trees give the garden a well-established, enclosed feel. Beyond the garden is a garage owned by this cottage. The garage could be removed to create parking, subject to the necessary consents.

About the area

Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery, the 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including King's School, Bruton Primary and Sexey's School. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

Further amenities within the town include a doctor's surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés.

The surrounding countryside is stunning, and nearby National Trust walks at Stourhead House and Gardens, plus further pursuits at Babington House and as mentioned: The Newt Gardens.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing.

Sometimes, we can negotiate an agreement that suits both sellers and buyers.

Sometimes, a bridging loan can solve problems and remove stress.

Call us for information on any of these points.

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
