• Ground floor: Through Lounge/Diner, with cosy lounge area and a period fireplace, wooden floors throughout, Dining area to the rear with a table and comfortable seating for 6 guests. To the rear are French doors that lead out to the rear garden. Downstairs WC. At the end of the hallway you are greeted by the large modern Kitchen/Diner with middle console and dining table seating for four. Appliances include a double oven, dishwasher, washing machine/dryer with French doors to one end leading out to Private Rear Patio with outdoor furniture, perfect to relax on a summer's evening.

•First floor: Family Bathroom with attractive roll top bath and separate shower and WC. Bedroom Three, is a double room with double bed.
Bedroom Two is a large double bedroom with Kingsize bed with a south-facing bay window.

*Second floor (newly converted): There is a bright study area with a skylight making it a great space to work from. A beautifully designed bathroom with separate walk-in shower, a large bath and WC. At the top of the road, you have many independent shops, bars, bakeries and restaurants plus the Coop supermarket is nearby too. There are good transport links nearby with buses being frequent and serving other areas of Brighton and walking distance to Brighton Station with its London links. It is easy to stroll into city centre from here to main shopping areas such as Churchill Square and a 10-minute walk down to Brighton Beach.

Please note that guests may hear the occasional train noise.

Guest Rules
In return, we ask our guests to be aware and respectful of the neighbourhood and its community. Smoking is permitted in the garden only. Whilst we do a thorough clean after each booking, we ask guests to leave the holiday home as tidy as they found it.

Cancellation policy:- Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
