We are selling our beautifully renovated four floor Edwardian home near Hilly Fields, with views over Greenwich towards Canary Wharf, redesigned for modern family life. We never expected to leave so soon, but we've have decided to sell so that we can invest in our local family business. We have poured our heart and soul into the renovation, and really hope the next owners enjoy the care, thought and craftsmanship that have gone into making it what it is today. We have been very happy here and know it will be the perfect home for a new family.

The location has been one of the greatest joys of living here. Hilly Fields Park is just around the corner, and it is a wonderful space for families, dog walkers and anyone who loves a beautiful view. The house sits in an ideal spot for easy walks into Lewisham or towards Brockley, Deptford High Street or even Greenwich. For families, the local schools are brilliant. Our children go to Ashmead Primary which is a popular lovely little school only a nine-minute walk away. We are also very close to the outstanding Prendergast Girls School and well within the catchment area.

The house itself has undergone a full top to bottom renovation completed in July 2024. Everything is new including plumbing, electrics, windows, and a modern combi boiler. The entire lower-level benefits from underfloor heating and the home feels very warm and energy efficient. Last year our gas bill averaged around eighty pounds per month which is excellent compared with what other families in similar four-bedroom houses have shared.

One of the most striking features is the basement excavation that completely transformed the lower level. We opened up part of the ground floor to allow natural light to pour down, creating a bright and dramatic open plan living space. The polished concrete floor runs seamlessly from the inside out through wide bifold doors into the landscaped garden. This creates a lovely indoor-outdoor flow that has been perfect for family life, barbecues and entertaining. The floating oak staircase rising through the space has become a real architectural centrepiece and our builders did a fantastic job bringing it to life.

There are many thoughtful details throughout the home. The loft conversion, finished externally with modern zinc cladding, forms a peaceful master suite with ensuite. The roof across the whole house is brand new and has been prepared for solar panels with connection points already in place for future installation. Storage has been carefully considered including integrated cupboards under the staircase. At the front, our builders created a neat, tiled area that keeps bins tucked away beautifully.

The kitchen is a German design with refined finishes and high-quality appliances including sliding door Neff ovens, a boiling water tap and a hob with an integrated extractor. There is a dedicated office on the ground floor as well as several flexible work spots that suit hybrid working perfectly. The front lounge with Crittall style bifold doors provides a quiet, cosy space for relaxing or watching films.

New wooden sash windows, full insulation, updated doors and modern touches sit comfortably alongside the charm of the original Edwardian character. The result is a home that is both beautifully crafted and incredibly comfortable to live in. We have loved this house, and hope the new owners feel the same warmth, joy and connection that we have.
