3. A deposit of two month’s rent will be payable in advance.

4. The tenant shall be responsible for the payment of any rates levied by the Local Authorities.

5. The property is to be occupied as a workshop/studio or for any other agreed use and is not to be sub-let.

6. The tenant will be responsible for costs of all services, heating is by way of a district biomass boiler and a monthly charge for heat will be levied by the landlord.

7. The Landlord shall insure the property and the contents so far as belonging to him. The Tenant shall be responsible for the insurance of his own possessions.

8. The tenant will be required to maintain the internal decoration to the same standard as at entry.

9. A photographic record of condition will be taken prior to entry.
