THE PROPERTY
Bridge House is a beautiful Georgian cottage with rendered timber frame front elevation and with brick and flint rear and side elevations, under a clay pantile roof with a Georgian columned porch and front door. A half glazed stable door to the rear gives access to the main hallway, which features Karndean flooring and a utility/boiler cupboard housing the oil-fired boiler and affording space and plumbing for a washing machine. The drawing/dining room which is centrally located within the house features a fitted dresser style unit with cupboards and shelving, a large sash window to the front overlooking the garden and Green beyond and glazed French doors to the rear. The room further boasts characterful exposed timbers with good height ceilings, a log burning stove, stairs to the first floor with understairs cupboard, and the currently unused front door. The sitting room features sash windows to the front and side, exposed wall and ceiling timbers and a fireplace, with beam mantle and inset log burning stove and alcove cupboards to either side. The stylish and beautifully presented kitchen/breakfast room is fitted with a comprehensive range of base and wall units and a fitted central island unit, with Quartz worksurfaces, Franke underset 1½ bowl sink unit and integrated appliances including a Bosch electric oven, fridge/freezer and dishwasher, there is also a former fireplace housing an Everhot traditional style electric Range cooker. Continuing on the ground floor to the rear, there is also a spacious semi-vaulted bath/shower room featuring a freestanding clawfoot bath, tiled corner shower cubical, vanity unit with wash basin, concealed cistern wc and storage cupboards, radiator towel rail and windows to the side, rear and roof. The room is light and airy with high level access to eaves storage.

On the first floor there are three good bedrooms, two of which are comfortable double rooms with windows to two elevations, both of which also enjoy good wardrobe cupboard storage space. The third bedroom that also features an original fireplace, has floor space for a foldout double sofa bed and is currently utilised as a dressing room, being fitted with a wall of wardrobe cupboards. There is also a superb family shower room with oversized walk-in shower with rain head and hand shower attachments, a low flush wc, vanity wash basin unit and a radiator towel rail.

OUTSIDE
There is a hedged boundary to the front, with wrought iron gated access to a brick paved path leading to the front door. The front garden is predominantly gravelled for low maintenance with a shrub border. To the side, tarmac hard standing provides parking for two cars in front of the pedestrian and vehicle gated access. Through the gates there is further gravelled parking/low maintenance garden space that leads to the detached Coach House/Garage and past, to the rear garden and further range of outbuildings.

Between this additional range of outbuildings and the rear of the property, there is an area of lawn and decking providing an ideal space for alfresco dining and entertaining.

The Coach House/Garage is accessed on the ground floor via the original former stable door and with a modern garage door to the front; the former stable and coach store is now open plan and used for storage/studio space with the garage door internally boarded for convenience. To the first floor The Hayloft, is accessed via a steep external staircase and has been superbly enhanced/improved and is now used as an excellent games/ extra reception room, with windows to the front elevation and features exposed floorboards, brick walls and has a semi vaulted ceiling.

Further outbuildings include a workshop shed/storeroom, a garden room/office with stable door, exposed brick flooring, wall flintwork and timbers, and power and light, and a versatile garden store/log store

LOCATION

Beyton is a picturesque village located about 5 miles east of Bury St Edmunds and has two public houses and a fine historic church. More extensive facilities can be found in the neighbouring village of Thurston and in the historic market town of Bury St Edmunds, which offers an excellent range of amenities with schools in the public and private sectors, extensive shopping facilities and a good range of leisure facilities, including health clubs, swimming pools and golf clubs. Alternatively, the mainline station at Stowmarket offers a regular service to London’s Liverpool Street taking approximately 80 minutes.

DIRECTIONS
From Bury St Edmunds head east on the A14 taking the exit for Beyton.
