About The House Cont'd
The front door opens to a porch with a walkthrough to the entrance hall with stairs to the first floor landing and a cloakroom. Doors from the hall access the office and dining room, both of which have doors to the sitting room, the games room, and the kitchen/breakfast/ family room. A door at the rear of the kitchen area opens to the utility room which in turn has doors to the pantry and the second ground floor cloakroom. The third, gardener’s cloakroom is behind the pantry, accessed from the garden. All five bedrooms lead off the first floor landing; the principal bedroom suite includes a walk-in- wardrobe and there is an en suite bathroom. Also leading off the landing are a family bathroom and a shower room. The solid oak panelled doors throughout the house are contemporary and match the staircase which has an exposed oak handrail over modern glazed panels.
Ground Floor
The partially glazed front door has flanking windows and opens to a porch area with windows on each side. The entrance hall has a wooden floor, and under the staircase is an open area for hanging coats. An archway accesses the end of the hall which leads to the first two piece cloakroom, with an obscured window over the rear.
Open Plan Kitchen/Breakfast/Family Room
The current owners extended the house in 2000, adding the kitchen and family area, the utility room, all with modern insulation and matching ceramic tiles. The open plan area is dual aspect and has an exposed London stock brick mantel with a bressummer over the four-oven gas Aga. The kitchen has contemporary Neff base and wall units, including push-and-pull drawers, with Corian worksurfaces, splashbacks, and window sills, and a one-and-a-half Corian sink. The central island has matching worksurfaces, a breakfast bar, and an inset induction hob with a feature pendant Gemini extractor fan above. Integrated Neff appliances include a slide-and-glide oven, a coffee machine, and a warming drawer; there is a Caple wine fridge and space for an American style fridge/freezer. Overlooking the front, the family area has room for relaxed seating and the breakfast area, with the same aspect, has space for a table seating at least ten and access to the larder. There are built-in speakers.
Utility Room and Pantry
A door from the kitchen area leads to the utility room which is over 15 ft. long and has a side window. Cottage doors open to the pantry and to the second ground floor two piece cloakroom with an obscured window to the rear and coat hooks. An external side door opening to hardstanding is convenient for accessing the drive and garage. The utility room has fitted Wren units and a high spec marble effect worksurface with an inset stainless steel sink beneath a window overlooking the side. There are an integrated Zanussi washing machine and a CDI tumble dryer. Cupboards house the electrical fuse boxes and the five-year-old Baxi gas boiler which heats the water and the radiators throughout the house. The over 7 ft. by nearly 5 ft. walk-in pantry has a window over the side and deep counter-height traditional marble shelving; there are also fitted shelves.
Sitting Room
The largest reception room measures over 27 ft. by over 18 ft. and has an over 8 ft. ceiling making it suitable for entertaining. The room is triple aspect with windows overlooking the front drive and the side and rear gardens. As elsewhere in the house, the size and number of the windows means that the room takes full advantage of natural light. The original inglenook style fire place takes up much of the northwest wall and has a substantial exposed bressummer above, a flagstone hearth, and an inset wood burning stove.
Games Room
At the rear of the house and accessed from the end of the entrance hall or conveniently from a door in the rear of the breakfast area, the nearly 28 ft. by over 14 ft. family room is dual aspect and has two sets of French doors opening to the patio and a window overlooking the rear garden. Both the dining room and the office can be accessed from doors in the entrance hall and the sitting room, which contributes to the ease of flow through this part of the ground floor. The dining room is L-shaped with a wooden floor and has a window to the side and a French door opening to the patio.
The office, has a window which looks over the driveway onto a village green. It has fitted office furniture along three walls made by a local company, that includes two desks, bookshelves, and drawers with glazed shelved storage above.

Over the staircase at the front of the house is a window, matched by a window overlooking the rear garden on the opposite side of the landing. There is a built-in, double-doored airing cupboard housing the hot water tank, and access to a boarded loft with a ladder. All five bedrooms and two bathrooms lead off the landing but bedrooms two and three are accessed via a spur off the main landing with two steps up and beneath one of two arches in the landing.

Bedroom three is also dual aspect and overlooks the side and rear garden and has fitted wardrobes. The building has light and power connected and a lean-to woodstore on the right hand side.
