A quiet haven in the 4th coolest neighbourhood in the UK named by Time Out Magazine 2025 (yes, in the UK!) this fabulous, 4 bed, 2 bath Victorian house with a rare southwest sun terrace and patio is a sociable, central home. With something for everyone, it’s close to the festivals, open green spaces and playground of the Level, good primary and secondary schools include Brighton College, and there is plentiful permit parking with swift access to major city employers- and A23/A27. Inside inviting rooms over 3 storeys brim with light and character, all double glazed and far more peaceful than you’d expect from its prime location in the London Road shopping district at the foot of the famous North Laine. Brighton Station’s direct trains to Gatwick and London are just a 10-12 mins walk or 5 from London Road Station for the universities or Lewes, whilst the sea is a 15-20 min walk through the gardens and fountains of Victoria Gardens - or through the chic South Lanes.

Inside, the double depth living dining room is a classic beauty to enjoy with bespoke storage, a gas fire for a warm welcome and French doors from the dining area to the sun terrace and patio for stylish entertaining. Tucked discreetly away, the contemporary kitchen is a study of great planning – although there are possibilities for a more open plan lifestyle if you prefer. Upstairs, the luxury bathroom has a high end finish and is large enough for both a freestanding bathtub and separate walk in shower. All four bedrooms are bright, comfortable doubles and you have a choice of principal bedroom as the rooms at the front both have restful proportions, the one at the top with an en-suite.

This location has a great buzz, its eclectic mix of exotic street food from around the globe, vintage clothing, antique shops, independent boutiques and fresh produce a magnet for locals and visitors. The famous Duke of York’s Picturehouse, Open Market, Dome, Corn Exchange, Theatre Royal and Pier are within walking distance as are clubs, cafés and bars, whilst either Ditchling Road or London Road’s buses will take you into the contemporary heart of the city, along the coast or out to the National Park.

Why You’ll Like It:
On a leafy terrace in a prime location where local permit parking has no waiting list, this charming house has been sensitively improved over 25 years to create a comfortable home where bright, stylish rooms combine a sociable, coastal lifestyle with period character, unspoilt proportions- and double glazing in keeping with the building!
The hallway is a classic with finials high overhead and wood underfoot for a fuss free flow through the house. Ideal for those who like to entertain, the inviting living dining room has a broad bay window at the front and French doors in the far wall to bring the outside in. Full of sunshine by day with a choice of lighting levels for the evening, there’s plenty of versatile space to enjoy with friends and family. A gas, flame effect fire is within a period fireplace to ensure a warm welcome at any time of year, and handmade cupboards with shelving and drawers deliver ample, stylish storage.

Tucked away at the end of the hall, the bright, cheerful kitchen looks across the sun terrace. Skilfully planned, streamlined units are topped by glittering yet practical working surfaces. Everything flows from the central gas hob, grill combi and fan ovens beneath a hob, there’s a dishwasher which the vendor is willing to discuss and there is discreet, designated space for a tall fridge freezer and plumbing for a washing machine beneath the stairs.

Outside, the garden is an oasis of calm at the heart of the city, ideal for a relaxed al fresco lifestyle you don’t need to travel for! A rare, southwest facing sun trap, it’s a sociable, two tier extension of the house- and the perfect spot for friends to meet before a day at the beach or exploring our vibrant coastal city at night. With Mediterranean tiling and level with the living dining room for an easy in/out flow, the lit sun terrace is perfect for friends to spill out to with views over the brick paved patio beneath, designed for outdoor dining and ease of maintenance so you’ll have more time to enjoy it. And don’t forget that the Level is a 3 min walk for picnics in the summer and the beach is good for bbq’s….

Upstairs, the luxury bathroom is large enough for both a high end freestanding tub and a separate walk in shower. With ambient lighting and warming rails for towels, you can bathe in glory in total privacy as the energy efficient window is frosted.

The first of the double bedrooms is a few steps up with simple but stylish decoration, a fitted wardrobe in an alcove next to a pretty, period fireplace and views over the rear patio. At the front, the second double bedroom is an elegant refuge at the end of the day which stretches across the full width of the building from east to west. Currently used as the principal bedroom with custom built storage – and space for more- you won’t want to change a thing.

On the top floor, a vaulted double bedroom is a light, airy retreat where you can rest beneath windows which frame a cityscape by day and stars by night. Private next door, the 4th double bedroom is quiet and comfortable, and with a contemporary shower room en-suite it’s ideal as a principal room, impressive family/guest room or even a secluded space if you’re thinking of a bnb for an occasional income stream.

Agent Says:
“Quiet but central, this is a great area full of professionals and families with an unpretentious vibe. The Level, which hosts events in the arts festivals, vibrant open air market and legendary North Laine are a short walk. We’re not surprised it’s been rated by Time Out as the 4th coolest neighbourhood in the UK! See their comments at [use Contact Agent Button]."

Owner’s Secret:
This has been a happy family home for 25 years which has adapted to our changing needs and the location has been wonderful for us as the family grew – then grew up! My two children have loved living so centrally; they have always been able to walk or bus everywhere, which boosted their independence.

We are in the catchment for desirable schools, including Downs for primary education and Varndean and Dorothy Stringer for secondary schools. They are all within reasonable walking distance or 3-7 mins drive.

Shaftesbury Road is a lovely street with a great community. One Friday afternoon every month, part of the road is closed to cars so the children can play and make friends. There is a street WhatsApp group that fosters a sense of community support. The topics are varied but we have benefited from free produce from a neighbour’s allotment and enjoyed discussions about what’s visible in the night sky.

The house is a 10-12 minute walk from Brighton Station and 5 to London Road Station. It is a 3 min walk from the skate park and fountains of the Level which is at the foot of the famous North Laine. The seafront is a 20 min stroll away.

We have loved having the Duke of York cinema, cafes, bars and restaurants all at the end of the road for an easy night out with or without the children, and recent additions include the coffee shop/wine bar Curio which has become a social hub for locals."
