A beautiful, detached home with surrounding gardens and large workshop situated in the popular Oxfordshire village of Charney Bassett. This lovely family home offers wonderful views across the countryside at the rear.

Entering this wonderful, double fronted home, you are greeted by a hall with wooden stairs to the first floor. There is a living room/downstairs bedroom with bay window on one side, and to the rear sits the kitchen fitted with a range of units, electric Rayburn oven, electric oven and hob as well as a fridge/freezer. This has been opened into the dining room which also has a bay window and fireplace. An additional sunroom has been added to the side of the home creating a wonderful entertaining space and overlooking the gardens. Completing the downstairs accommodation is a recently refurbished wet room/cloakroom and back porch with further access to the garden.

Upstairs sit three very good sized double bedrooms - all flooded with natural light. These are serviced by a family bathroom.

Outside, the property is positioned in the centre of a generous gardens. There is gated driveway parking for several vehicles with a path to the front of the house which is predominantly laid to lawn with shrub and hedge borders. The rear garden backs on to open fields and is totally secluded from any neighbours. There is a dog kennel, large shed and wood store, patio area and raised vegetable beds as well as several fruit trees.

In addition, Llanreath has a sizeable workshop/garage that measures approximately 28 x 19ft. This is a fantastic storage facility, which may have the opportunity to be converted into an annex or separate accommodation/business (subject to necessary planning permissions).

*Please note: We have been informed that there is spray foam in the loft and the vendors are looking at quotes to get this removed.

The village of Charney Bassett has a population of around 230 and lies in open country beside the meandering river Ock. It is situated in the north of the Vale of White Horse. The village has been reclassified as "Open Countryside" which should restrict future uncontrolled development. There are shops in the nearby villages of Stanford in the Vale, Grove and Southmoor, with the market towns of Wantage, Faringdon and Abingdon beyond.

The A420 gives access to Oxford and Swindon, with the A34, M4 and M40 beyond. Mainline rail services are from Oxford and Didcot Parkway.

There are state secondary schools in Wantage (King Alfred's Academy) and Faringdon (Faringdon Community College) and several primary schools in the towns and villages around. There are also several independent schools in Abingdon, Oxford and nearby villages.

Wantage has a fine reputation for the arts – music, dances and poetry – and this is celebrated each year with an Arts Festival during the summer. John Betjeman lived in The Mead, Wantage (by Letcombe Brook) for many years and wrote poetry about Wantage. Thomas Hardy’s “Jude the Obscure” was set in nearby Letcombe Bassett where “Arabella’s Cottage” can still be seen.
