Unique opportunity to acquire a well presented bungalow overlooking Carnoustie golf course.

Description

19 Links Parade is a lovely refurbished bungalow, dating from the 1950s, occupying a prime position overlooking the Championship golf course at Carnoustie. It is also well placed for the Burnside course. Being only the second time the property has been offered to the market, and given its position, this is a unique opportunity to acquire a weekend retreat, holiday cottage or low maintenance permanent home. As well as the golf course, 19 Links Parade is also very well located for the nearby coast and beach, as well as the coastal paths and cycle network. It is an attractive harled house with a tiled roof and double glazing. Owned by the sellers since 2009, it has been let but more latterly used as a home for members of the family. It was tastefully refurbished some six years ago. These works included insulating and opening up the sun room to the living room/kitchen, creating a wonderful open plan space. In addition the kitchen, shower room and en suite were refurbished, tiled floors were laid in all the rooms other than the bedrooms which are carpeted, and a new combi boiler installed, along with some bespoke radiators, and internal oak doors fitted. The wiring was also upgraded. As such it is a well presented property in an enviable location, ideal as a small and easily maintained home, or as a desirable holiday cottage.

From the garden a glazed sliding door opens to the sunroom which has picture windows overlooking the golf course, and a useful walk in storage cupboard. The sunroom opens through to a living room/kitchen. The living room has a warming Jotul stove, while the kitchen has fitted Nolte units with a NEFF induction hob with extractor, Indesit microwave, Kuppersbusch oven/grill, sink, Beko dishwasher and a Haier fridge/freezer with water and ice dispenser. Further accommodation, arranged off a central hallway, includes a utility room with an external entrance door, Bosch dryer, plumbing for a washing machine, and storage cupboards. There are three bedrooms: bedroom 1 has a tiled en suite with shower, washbasin, and B-O-Line WC, while bedroom 2, also looking out to the golf course, has fitted wardrobes and a dressing table. Bedroom 3 also has fitted wardrobes and a cupboard, and connects to a tiled shower room with washbasin and WC. From the hallway a hatch with an attic ladder gives access to a lined attic room (7.6m x 2.8m approx.) housing a wall mounted Worcester boiler.

An enclosed garden has lawns and flower border, creating some ideal sitting out spaces, together with a small greenhouse, two garden sheds and some block paved parking.
