Welcome to Dumbreeze Grove, an exceptional family home and truly one of Knowsley Village’s most distinguished locations. Tucked away in a serene woodland setting and approached via a long private driveway within an exclusive gated community, this property offers a rare blend of luxury, privacy, and tranquillity. A home that promises to make its new owners immensely proud.

As you pass through the private entrance gates, a picturesque, tree-lined driveway leads you towards the house, framed by beautifully maintained lawns and mature herbaceous borders. There is generous parking for multiple vehicles, along with an impressive double garage.

Upon entering, a bright and spacious hallway welcomes you and flows effortlessly into the first of two versatile reception rooms, as well as a convenient downstairs WC.

The main reception room is an inviting, expansive space, ideal for unwinding with the family. Featuring multiple seating options, a charming open-fire-style focal point, and three windows bathing the room in natural light, it’s the perfect setting for cosy evenings at home.

The second reception room is currently arranged as a formal dining room and sits adjacent to the kitchen, ideal for hosting dinner parties or celebrating special occasions such as Christmas. This room also lends itself beautifully to use as a home office, snug, or children’s playroom, depending on your lifestyle and needs.

The stylish, L-shaped kitchen is the heart of the home, perfect for busy mornings, relaxed coffees, or casual family dining. With views over the garden, you can enjoy the tranquillity of nature as you cook or catch up on everyday tasks. There’s ample room for a breakfast table, making this a wonderful everyday living space.

Leading on from the kitchen, the separate utility room provides a practical and private area for laundry and storage, keeping the main living spaces clutter-free. The utility room also offers direct access into the generously sized double garage, ideal for vehicles, hobbies, or simply extra storage.

The second reception/living room at the rear of the home further enhances the flexibility of the layout. With its generous proportions and direct access to the garden, this space could serve as a lounge, a spacious home office, or a fantastic playroom for children.

Upstairs, you’ll find four well-proportioned bedrooms, offering plenty of space for family, guests, or home working needs.

Homes of this calibre in such a highly sought-after setting rarely come to market. Dumbreeze Grove presents an outstanding opportunity to secure a truly remarkable family home at a great price.

Auctioneer Comments

This property is for sale by the Modern Method of Auction. Should you view, offer or bid on the property, your information will be shared with the Auctioneer, iamsold Limited. This method of auction requires both parties to complete the transaction within 56 days of the draft contract for sale being received by the buyers solicitor. This additional time allows buyers to proceed with mortgage finance (subject to lending criteria, affordability and survey). The buyer is required to sign a reservation agreement and make payment of a non-refundable Reservation Fee. This being 4.5% of the purchase price including VAT, subject to a minimum of £6,600.00 including VAT. The Reservation Fee is paid in addition to purchase price and will be considered as part of the chargeable consideration for the property in the calculation for stamp duty liability. Buyers will be required to go through an identification verification process with iamsold and provide proof of how the purchase would be funded. This property has a Buyer Information Pack which is a collection of documents in relation to the property. The documents may not tell you everything you need to know about the property, so you are required to complete your own due diligence before bidding. A sample copy of the Reservation Agreement and terms and conditions are also contained within this pack. The buyer will also make payment of £300 including VAT towards the preparation cost of the pack, where it has been provided by iamsold. The property is subject to an undisclosed Reserve Price with both the Reserve Price and Starting Bid being subject to change.
