This property is not suitable for commercial use meaning you are not prohibited to offer services to clients using the house. Any breach will result in immediate removal by security with no refund. Your security deposit may be used to cover the cost associated with removal and/or damages.

⚠�Quiet hours after 10PM

This is a peaceful residential area. Please respect quiet hours while inside and outside the property.

âš ï¸�No Smoking or Vaping indoors: £1000 fine.

Strict non smoking policy inside the property. If smoking is detected, £1000 fine will be charged to cover deep cleaning and damage.

⚠�Noise and Air Monitoring

Loud music, smoking indoors or any sign of parties will trigger our monitoring system and lead to instant removal without refund.

⚠�Payment Policy

Payment is required in full before check in. All payments must clear before you are given access codes to the property.

Please note we do not accept bank transfers as a method of payment. If your payment fails we will notify you.

⚠�Online Check-In Required

The lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid photo ID or passport.

⚠�Check-in/Check Out Policy

Early check in: £25 before stated time (if not pre approved)

Late check out (after 11am): £30

⚠�Age Policy

You must be over 21 to book our accommodation. If you are booking on behalf of the guest please ensure that you provide ID for the lead person staying when checking in online.

⚠�Security Deposit or Damage Waiver

We require either:

A refundable deposit of £250 - £500 (depending on length of stay) OR a non-refundable damage waiver of £50-£300 (depending on length of stay)
