We loved living here so much, we didnt sell it and now let the property until the kids grow up and live there in the future. Every tenant has enjoyed it as much as we have. The current tenants have lived there twice, now moving out as their kids have grown up and they need more rooms.
The flat is a duplex (two floors), ground and first floor so it feels more like a small secure house. A purpose-built block, therefore quiet, built well with plenty of space. As it's on the ground floor, great for people with young kids/prams/heavy shopping, older couples who want to downsize, professional couples, city workers, or work-from-home-ers, it appeals to all.
Downstairs: Small entrance hall leads to a Modern fitted separate kitchen or into the downstairs reception room with a living and dining area big enough for a 4-man dining table. There are built-in cupboards as part of the let and under-stair storage too. 2 separate closets for storage (Coats/Vacuum cleaners, ironing boards, whatever)
Upstairs: The stairs up to the first floor landing leading to a fully tiled bathroom, bath with an electric shower, large sink, toilet and heated towel rail and extractor.

Both bedrooms overlook the gardens and feel secluded, not overlooked by other flats, very peaceful in the summer months with the windows open to enjoy the sun. Double glazing throughout.
Locality: The flat is a couple of minutes from Wanstead's excellent High Street and has many boutique shops, bars, eateries, including a Tesco, Marks and Spencer Food, Majestic Wine, The Cuckfield, The Bull and The George and Dragon pubs. There are many restaurants, Provender, Bobo and Wild, Filika, Otto, Lupollo, Picolo, Gezi Park, Toby Carvery, and there's even a kebab for those who love a Donner, Deliveries from Papa John's Pizza or Domino's.
Schools: There are many primary schools which are all excellent (not an Ofsted rating just our local knowledge), Snaresbrook Primary, Wanstead Church, Lady of Lourdes, Nightingale and Wanstead High Secondary School. Many nurseries too, Wanstead Library, Whipps Cross Hospital.
Travel: Snaresbrook Central Line station (0.2 miles - less than 5 mins walk door to door) Or Wanstead Central Line (the Newbury Park branch) less than a 8 minute walk if you want to drop in on M&S or shops on the walk home. Numerous buses. IF you prefer overland Wood Street is a 20-minute walk but only takes 15 mins to Liverpool Street. The M11 and the North Circular are very easy to get to in under 10 mins if you drive. Also the A12 for access into London and Canary Wharf, The O2 through the (Hu Hum) Blackwall Tunnel, 15 mins on a good day quite easily. Stratford and Westfield, whether you like shopping or a West Ham fan takes less than 15 mins door to door from Snaresbrook Central Line with great connections to the Elizabeth Line, Jubilee, DLR and Mainline stations too.
There are many places to walk around here, Epping Forrest, Eagle Ponds, Whipps Cross, Wanstead Park, Christchurch Green on the High Street, 2 Sports Leisure centres, Wanstead and Leytonstone. 3 Tennis Clubs Linkside, Nutter Lane, Aldersbrook, Wanstead Golf Club just refurbished and open to new members, Wanstead Cricket Club makes for a great Friday night. Eton Manor Rugby Club or Wanstead Rugby Club at Roding Lane North. Wanstead Flats football. Playgrounds for the kids on the High Street and all the festivals that happen throughout the year on Christchurch Green. Wanstead Farmers market is the first Sunday of every month or South Woodford Farmers market the third Sunday of every month.
If you are looking to move to Wanstead/Snaresbrook, you'll never leave. We moved here from Primrose Hill via Victoria Park and have never looked back. It's a great village atmosphere, people still smile here, yet it's less than 25 minutes to the City or 35 minutes to the West End on the Lizzy line or Central. Trains run all night over the weekend too. Where else are you gonna live!
