The property is located within the grounds of a sleepy (retired) Devonshire Water Mill which opens to visitors in the high season (Thursday - Saturday) for cream teas and suppers with excellent reviews. An added attraction are the extensive, managed grounds and parkland of about four acres which hosts the Lapford Mill miniature steam railway operating on Saturday afternoons through the Summer, however the extensive grounds ensure the 'business' of this attraction and the property are quite separate - apart from the occasional 'poop-poop' from Lyn's steam whistle, you wouldn't know she was there at all!
