A charming home, set in an elevated position on the edge of a well served village.

Description

Hill House Cottage offers both peace and convenience, a privacy and yet access to a thriving community. Set on the edge of Royal farmland, over which the house has fine views, and to the outside of the well served village of Dersingham, the property offers the best of both worlds, with the further lure of the Norfolk coastline close by and its endlessly captivating walks.

Hill House Cottage, as the name suggests, enjoys an elevated setting at the end of a small country lane from the village. Built of traditional Carr stone synonymous with the area, making for an attractive home that blends in with the surroundings, the house has evolved into a spacious and charming home that would be as adept at family living as it would to those looking to retire to the area.

The house has spacious and light living space with a pleasing blend of traditional and modern living styles. At the heart of it all is an open plan kitchen/dining room, with bespoke kitchen including large island unit, with plenty of south facing glazing connecting the house to its surroundings, with direct access to a patio for outside dining. Off the kitchen is the essential utility room, and the integral double garage which provides the prospect of further ground floor accommodation if required, an en suite bedroom perhaps for future proof living. Elsewhere on the ground floor, a dining room, sitting room and garden room are ideal for relaxing in comfort, with fireplaces, and vaulted ceiling in the garden room and glazed doors out to a terrace.

All bedrooms are on the first floor, with a functional and adaptable layout. The star of the show is an exceptional principal bedroom, with dramatic vaulted ceiling and wide and tall windows giving a direct view out over farmland. A dressing room, with tall fitted wardrobes, and a stylish en suite shower room compliments the suite. A further three double bedrooms and large and well fitted bath/shower room, completes the first floor, with all rooms enjoying views of the gardens and beyond.

Garden and grounds
Hill House Cottage has a lovely balance of house and garden, with the emphasis on the gardens being easily maintained and benefitting from the open surroundings and feeling of space. Brick pillars, with high wooden panelled gates, open into a brick weave and gravelled parking and turning area on the north side of the house. This adjoins the double garage. There is a second entrance, again with high wooden panelled gates.

The gardens envelop the house on the south and west, making the most of any sun. To the south, directly accessed from the kitchen/dining area, is a paved area with low brick border, with lawns beyond. A lavender walk with paved path leads round to a further south/west facing patio, with a delightful outlook over meadowland. Lawns continue to the west, with gravelled paths adjoining the house, and a fenced and hedged boundary. The outside is further enjoyed by a balcony from the principal bedroom, and excellent vantage point and open to morning and afternoon sun.

Location

The house is on the eastern edge of Dersingham, a well served West Norfolk village almost equidistant between the historic town of Kings Lynn and coastal destination of Hunstanton, with the coastline itself only two miles as the crow flies. The village has pubs, doctors surgery, convenience shop, garden centre and primary school, alongside an active community.

With Sandringham as near neighbours to the south, and the popular village of Snettisham with its beach and RSPB reserve to the north, the house is well placed. Gastronomical highlights range from the popular Rose & Crown and highly regarded ‘Old Bank’ restaurant, both in Snettisham, the Michelin starred ‘Neptune’ in nearby Old Hunstanton and further along the coast at Morston Hall, the excellent ‘Socius’ in Burnham Market, and many other gastro pubs dotted throughout the coast and north-west Norfolk, and the acclaimed Eric’s Fish & Chips at Thornham. Walking off excesses is a delight in this part of the county, whether on the seemingly endless and visually stunning coastal path, or the Peddars Way for 46 miles of in land walking. The Sandringham Estate provides further woodland walks and trails.

This area of the county is world famous for its bird watching, and indeed the terrace of the Hall is an excellent position to watch Pink foot geese, that fly over the house to and from the coastline, whilst wintering in England. RSPB Snettisham and Titchwell are hotspots for wildfowl and waders. The coast provides sailing at various points, with Burnham Overy Staithe and Brancaster Staithe the most popular choices, whilst Brancaster beach and Hunstanton lend themselves to kite surfing.

There are links courses at the Royal West Norfolk Golf Club at Brancaster, and Old Hunstanton.
