The Tour



Bohill lies within the Penryn conservation area and is a fine example of local granite stone architecture. Dating to around 1850, it was originally constructed to serve as a sail loft.



Several entrances lead into the building. The primary door opens to a hallway with space for coats and shoes. On this level is a cosy living room (or potential third bedroom), with apple-green walls, exposed stonework and a log-burning stove. Engineered oak floors run throughout. A compact bathroom also sits on this floor.



The open-plan kitchen and dining room occupies the rear of the ground floor; twin eight-over-eight sash windows with deep sills flood the space with light. A large island defines the cooking area, where there the cabinetry provides plenty of storage, and is fitted with integrated appliances. There is room for a generous dining table beside the island, and beyond it lies a second sitting area with further exposed stone and an additional log burner. A utility area sits adjacent, with further storage under the stairs.



Upstairs, two bedrooms sit beneath sloping ceilings punctuated by Velux windows. The exposed roof structure adds character, while white walls heighten the coastal light and soft carpet underfoot lends warmth. The principal bedroom has a smart en suite shower room set across a glass bridge that overlooks the living spaces below.



Stairs from the kitchen–dining room descend to a space currently used as a popular local wine bar. This beautiful space offers an appealing opportunity to live and work in the heart of this delightful seaside town. Next door, a large garage has an electric door and central heating. The front part is currently used for storage with an office and lounging area at the rear.



The Area



Penryn is a pretty town with a strong sense of community. Set at the head of the Penryn River, its small harbour is lined with spots to sit out with a drink, including Muddy Beach and Situ Café, both favourite local haunts.



Like Falmouth, Penryn has a distinctly creative spirit. Fish Factory Arts Space, housed in a converted warehouse, supports a lively community of local artists, while Jubilee Wharf is home to independent workshops, galleries and cafés. Just outside town, the gardens at Enys (believed to be among the oldest in the country) offer richly atmospheric woodland and historic buildings.



Falmouth itself is built around the world’s third-largest natural harbour. In summer, the waters become a hub for sailing, with club racing finishing within sight of the house several times a week. The town is known for its independent shops, flourishing arts scene, galleries and an increasingly impressive restaurant offering, including Hylton Espey’s Michelin-starred Culture at Custom House Quay.



Within easy reach are some of the sandy beaches for which this part of Cornwall is renowned, including Gyllyngvase, Maenporth and Trebah. Pendennis Castle provides a beautiful vantage point for local history and far-reaching coastal views.

Penryn connects to Falmouth and Truro by frequent trains and buses, with wider Cornwall accessed via the A39 and nearby ferry routes. From Truro, regular trains continue directly to London.
